This is semi-skilled work performing a variety of specialized facilities and grounds maintenance tasks to maintain the highest quality facilities conditions.

ESSENTIAL DUTIES AND RESPONSIBILITIES: (The following examples are illustrative only and are not intended to be all inclusive)

Building Maintenance Technician

  • Performs maintenance and repair of all building mechanical systems.
  • Performs maintenance and repair of all building electrical system, to include high and low voltage components.
  • Performs general operation and maintenance of computerized building control systems, to include H.V.A.C., plumbing, security systems and life safety systems.
  • Performs basic construction and repair work to building facilities and equipment using a variety of hand and power tools. (drywall, painting, remodel etc.)
  • Sets up chairs, tables, stages etc. for scheduled events to include break down and clean up.
  • Ensures sidewalks adjacent to County facilities are kept free of snow and ice.
  • Operates a variety of motorized and powered equipment to include heavy equipment. Performs daily inspection of equipment before and after use to include preventative maintenance.
  • Provides customer service for internal and external customers.  Establish and maintain strong relationship with customers to ensure specifications are understood, communicated, and executed.
  • Communicates with internal and external customers, and vendors to make repairs, coordinate work, and order supplies.  Understand and follows verbal and written instructions.  Documents time and materials used through County work order process.
  • Execute daily, weekly and monthly inspections of buildings, and structures to determine cleanliness, functional systems and detect malfunctions and needed repairs, making notes and recommendations using pre-established guidelines.
  • Cleaning and sanitizing duties necessary to maintain clean facilities.  Completes preventative maintenance on mechanical custodial equipment. 
  • Completes accurate work orders and reporting.  Maintain preventive and unscheduled maintenance logs.
  • Assure safety standards are used which comply with all County guidelines.
  • Order and purchase necessary parts and maintain required documents.
  • Performs other duties as assigned.

Senior Building Maintenance Technician

  • Performs specialized construction and remodel work to building facilities and equipment using a variety of hand and power tools. (framing, drywall, painting, and flooring etc.)
  • Performs maintenance and repair of all building electrical system, to include high and low voltage components.
  • Operates a variety of motorized and powered equipment to include heavy equipment. Performs daily inspection of equipment before and after use to include preventative maintenance.
  • Provides customer service for internal and external customers. Establish and maintain strong relationship with customers to ensure specifications are understood, communicated, and executed.
  • Communicates with internal and external customers, and vendors to make repairs, coordinate work, and order supplies. Understand and follows verbal and written instructions. Documents time and materials used through County work order process.
  • Completes accurate work orders and reporting. Maintain preventive and unscheduled maintenance logs.

OTHER DUTIES:

  • Mentor the development of the Building Maintenance Technicians to help expand their knowledge and understanding of the specialized building systems.
  • Assure safety standards are used which comply with all County guidelines.
  • Order and purchase necessary parts and maintain required documents.
  • Ensures sidewalks adjacent to County facilities are kept free of snow and ice.
  • Performs other duties as assigned.

SUPERVISION RECEIVED: Reports to assigned Manager/Supervisor. Supervision may be minimal at times due to work schedules/loads.

SUPERVISORY RESPONSIBILITIES

Building Maintenance Technician: This position does not directly supervise other employees, although may supervise contractors and temporary labor.

Senior Building Maintenance Technician: This position is expected to act as the lead and mentor of Maint. Techs. and Workers.

CONSEQUENCE OF ERROR: This is skilled work performing specialized building maintenance. Consequence of error may result in unsatisfactory work requiring expenditure of resources to rectify the potential for significant building damage and downtime for County department/divisions.

INDEPENDENT JUDGEMENT: Ability to use experience and knowledge to make appropriate decisions. Take initiative to identify and anticipate problems before they occur.

CONTACTS: Work involves daily contact with other County employees and the public.

EDUCATION and EXPERIENCE:

Building Maintenance Technician:

  • A high school diploma or GED is required.
  • Two years of building maintenance education or experience. 
  • Technical training in building mechanical systems is preferred.
  • A combination of education and experience may be considered.

Senior Building Maintenance Technician:

  • A high school diploma or GED.
  • Four years of building maintenance and/or construction experience is required.
  • A combination of education and experience may be considered.

KNOWLEDGE, SKILLS AND ABILITIES:

Knowledge:

  • Some knowledge of building mechanical systems.
  • Some knowledge of safety standards and practices. Skill in the use of a variety of hand and power tools.
  • Technical training at a service level in a skilled trade preferred. (Sr. level)
  • Knowledge of building mechanical and operating systems. (Sr. level)

Skills: (Language and math)

  • Ability to follow oral and written instructions. Ability to accurately complete detailed work orders. Ability to establish and maintain effective work relationship with County employees and the public.

Abilities: (Reasoning)

  • Apply common sense understanding to carry out instructions.
  • Work independently on assignments.
  • Establishes priorities for the completion of work in accordance with sound time-management methodology.

OTHER SKILLS and ABILITIES:

  • Operates a variety of motorized heavy and light duty equipment. The ability to read and understand building blueprints and schematics. 
  • Ability to establish and maintain effective work relationships.  (Sr. level)
  • Ability to read and understand blueprints and schematics. (Sr. level)
  • Ability to understand and apply local building codes. (Sr. level)

CERTIFICATES, LICENSES, REGISTRATIONS:

  • This position requires successful completion of a criminal background check including fingerprinting through a national database.
  • Must possess a valid Colorado Driver’s License upon hire, with complying insurance. Review of motor vehicle record is required at time of hire and periodically throughout employment. 

WORK ENVIRONMENT:

Material and Equipment: 

  • Various hand and power tools; general construction equipment; motorized heavy equipment; computers.
  • Must be able to operate a variety of machinery and equipment such as computers, motor vehicles, wire pulling machines, power tools, hand tools, and specialty H.V.A.C. test equipment.  May be required to use a ladder or scaffolding. (Sr. level)

Physical Demands: Work requires the ability to frequently lift and carry 50lbs.  Work requires the ability to push and pull 100lbs. frequently.  Also requires frequent bending, squatting, standing, climbing, kneeling and walking.  May be required to occasionally work in small, hard to reach spaces.  May be required to pass a physical capabilities exam.

General Work Environment: Work is performed both inside a facility and outdoors in all weather conditions.  Some hazardous situations may exist based on work to be performed.

AVAILABILITY/ACCESSIBILITY:  This position requires the incumbent to remain available via mobile cellular device/email access during and after normally scheduled business hours.
