We are looking for a dependable and skilled Property Manager to oversee the management and maintenance of our property/properties. The ideal candidate will have a blend of property management expertise and hands-on maintenance skills, ensuring our property remains in excellent condition while providing outstanding service to tenants. This position includes on-call responsibilities to address urgent maintenance issues.
Key Responsibilities
- Property Oversight:
- Manage day-to-day property operations, including tenant relations, lease management, and rent collection.
- Conduct regular property inspections and ensure compliance with safety and housing regulations.
- Maintenance & Repairs:
- Perform light plumbing tasks, such as fixing leaks, unclogging drains, and replacing faucets or fixtures.
- Handle minor electrical repairs, including replacing switches, outlets, and light fixtures.
- Conduct light painting projects for touch-ups, unit turnovers, and common area maintenance.
- Maintain the grounds and yard, including landscaping, debris removal, and seasonal tasks such as snow removal or leaf raking.
- On-Call Duties:
- Respond promptly to urgent maintenance issues outside of regular business hours.
- Coordinate emergency repairs when necessary to ensure tenant safety and property integrity.
- Vendor and Budget Management:
- Schedule and oversee external contractors for major repairs or services.
- Monitor budgets for maintenance and supplies to ensure cost-effective solutions.
- Administrative Tasks:
- Maintain accurate records of maintenance work, tenant communications, and property expenses.
- Assist with marketing vacant units and screening potential tenants.
Qualifications
- Proven experience in property management, maintenance, or a related field.
- Knowledge of basic plumbing, electrical systems, painting, and general maintenance.
- Ability to work on-call and respond quickly to emergencies.
- Strong organizational and communication skills.
- Physical ability to perform hands-on maintenance tasks and work in various weather conditions.
- Valid driver’s license and reliable transportation.
Preferred Skills
- Familiarity with property management software.
- Basic HVAC maintenance knowledge (optional but a plus).
- Certification in property management (e.g., CPM, CAM) or related trade skills is a bonus.
Job Types: Part-time, Temporary
Pay: $20.00 - $23.00 per year
