POSITION SUMMARY
The Supervisor, Building Management Systems is responsible for oversight of the property’s power plants, fire protection and suppression systems, HVAC and MEP infrastructure, and the efficiency of all systems. Must have a deep understanding of the design, functionality and management of the building systems. These include but are not limited to systems related to the HVAC system, Fire Alarm, Boilers, Fire Sprinklers, Chilled Water and Electrical. Other responsibilities include oversight of facilities services and maintenance contracts and the tracking of facility repairs. As a member of the Facilities team, the Supervisor plays a vital role in maintaining the condition and quality of the Dr. Phillips Center for the Performing Arts to the highest standards while delivering exceptional customer service and fiscal profitability. Responsibilities include the main campus and outdoor public plaza.
The schedule for this role is Sunday-Thursday, 7:30a-4:00p.
ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES
Ability to oversee installation, program, test, calibrate, operate, and repair all building control systems. Oversee the preventive maintenance schedules for all building control systems to include maintaining records of all building control systems work.
Work with architects, engineers, and contractors to design and implement new building control systems.
Develop, implement and monitor the facility inspection regimen for all building systems (mechanical, electrical, heating/cooling and life safety) and structures. Track maintenance requirements, identify operating efficiencies and detect system malfunctions. Complete or schedule needed repairs. Troubleshoot faults with mechanical, electrical, and plumbing systems; respond promptly to all emergencies. Detect and report faulty or improper operating equipment, or unusual conditions to Manager.
Perform electrical and plumbing maintenance; painting, carpentry and masonry work that includes replacement or repair of fixtures, replacement or repair of leaks in drains and faucets; preparation of surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes; hanging doors; and fitting locks using appropriate hand, power and specialty tools.
Represent Facilities Operations to guests and internal teams providing prompt and courteous response. Act with a sense of urgency to correct items impacting the guest experience. Maintain constant communication with Facilities team, security and others by carrying a radio and responding to calls in a timely and professional manner.
Assist in the development, implementation and maintenance of the property’s ongoing energy management, sustainability and conservation programs.
Assist with training new colleagues. Assign tasks and monitor work quality of colleagues and contract service providers for the smooth operation of the facility including, but not limited to, preventive and corrective maintenance, vertical transportation, fire protection and sprinkler systems, HVAC systems, and landscape.
Assist in the facility emergency response plans including the coordination of testing and inspection of fire & life safety equipment, monitor compliance with all national, state and local fire & life safety regulatory requirements. Participates as a member of the emergency response team; responds to building alarms and reports out to management, security and emergency responders.
Monitor and maintain cleanliness, safety and organization of assigned work areas.
Maintain records and logs to ensure compliance with center guidelines, local, state, and federal regulations. Complete “end of shift” reports providing status of assigned work. Report any maintenance problems, safety hazards, accidents or injuries.
Responsible for ensuring compliance with all policies and procedures that relate to the department as well as local, state and federal laws and regulations. Ensures compliance with all OSHA, ADA, fire, life safety/regulatory requirements. Promotes safe working environment.
Follow and support all operational policies and procedures. Assimilate into the arts center culture through understanding, supporting and demonstrating the core values.
Maintain a professional and friendly relationship with other departments, colleagues, and partners.
Able to remain calm under pressure. Ability to work effectively with internal and external customers, some of whom will require high levels of patience, tact, and diplomacy. Maintain Dr. Phillips Center standards of customer service at all times.
Able to effectively communicate in English in both written and oral forms.

KNOWLEDGE AND EXPERIENCE
Must have a strong understanding of electrical and mechanical systems, including ALC BMS, micro-block coding and as well as the ability to work independently and as part of a team.
High school diploma / GED equivalent and a minimum of five years hands-on experience in facilities management / engineering. Previous supervisory/leadership experience is preferred.
Experience troubleshooting: commercial plumbing, electrical systems, illumination & HVAC. Basic knowledge of: wall finishing, painting, wall covering and architectural finishes; and landscaping and irrigation systems
Skilled in using electrical testing instruments. Possess competent knowledge of the use and care of tools and equipment used in building and grounds maintenance. Florida Electrical Journeyman’s license preferred but not required.
Ability to troubleshoot and creatively identify solutions to specific and system wide problems. Ability to manage multiple tasks and competing priorities in a fast-paced work environment with exacting deadlines.
Strong organizational team building and problem-solving skills with specific attention to detail. Strong leadership skills with the ability to lead a diverse group of skilled and non-skilled workers.
Knowledge of OSHA standards.
SPECIAL CONDITIONS OF EMPLOYMENT
This position requires the ability to work a variable schedule, evenings, weekends, and holidays to meet operational needs.
Must have a valid Florida’s Driver’s License to operate company vehicles.
Must be able to attain OHSA-10 General Industry certification within 6 months of hire.
