The Director of Capital Markets is responsible for managing the sale and delivery of mortgage loans into the secondary market, optimizing pricing strategies, mitigating risk, and ensuring compliance with investor and regulatory requirements. This role involves pipeline management, hedging strategies, investor relations, and product development to maximize profitability and efficiency.
Key Responsibilities
- Pipeline Management: Oversee the mortgage loan pipeline, ensuring loans are sold efficiently to investors while managing risk exposure.
- Pricing Strategy: Develop and implement competitive pricing strategies by analyzing market trends, interest rate fluctuations, and investor demand.
- Hedging & Risk Management: Implement hedging strategies to minimize interest rate risk and protect the company's profitability.
- Investor Relations: Build and maintain relationships with investors, agencies (Fannie Mae, Freddie Mac, Ginnie Mae), and warehouse lenders.
- Loan Sales & Delivery: Manage best-execution loan sale strategies, including mandatory and best-efforts commitments, bulk sales, and securitization.
- Compliance & Regulatory Adherence: Ensure all activities align with regulatory guidelines, investor requirements, and internal policies.
- Product Development: Collaborate with internal teams to develop and adjust mortgage products based on market conditions and investor appetite.
- Technology & Systems: Utilize loan origination systems (LOS), pricing engines, and secondary marketing software to enhance operational efficiency.
- Reporting & Analytics: Provide regular reporting on pipeline performance, hedge positions, profitability, and market trends.
- Education: Bachelor's degree in finance, economics, business administration, or a related field.
- Experience: 3-7 years of experience in secondary marketing, capital markets, or mortgage banking.
- Technical Skills: Proficiency in mortgage pricing engines (e.g., Optimal Blue, MCT, Black Knight), LOS platforms, and hedging strategies.
- Analytical Skills: Strong financial analysis, risk assessment, and data interpretation abilities.
- Regulatory Knowledge: Understanding of mortgage industry regulations, including FNMA, FHLMC, GNMA, CFPB, and RESPA.
- Communication & Leadership: Ability to work cross-functionally with sales, underwriting, and compliance teams, while also leading a secondary marketing team when applicable.
