What are the responsibilities and job description for the Land Acquisition Manager position at Dream Finders Homes?
The Land Acquisitions Manager is responsible for finding, acquiring and prioritizing lot and land acquisitions to meet company objectives. The manager will work directly with senior leaders to cost analyze all lot and land acquisitions to meet the stated goals. The role will identify acquisition opportunities through contacts with brokers, builders, landowners, engineers, planners, attorneys, municipal officials, and in-house contacts, as well as work with local government agencies to verify entitlements. In addition, it will scrutinize the return of investment and minimizing risk.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Identify specific acquisition opportunities to meet Division strategic goals.
- Plan, direct, and coordinate all land acquisition activities.
- Identify and qualify potential land acquisitions in alignment with division goals.
- Negotiate the acquisition of properties with landowners, attorneys or brokers.
- Manage the land/lot purchase contract process with Division President, National Land VP and General Counsel.
- Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams.
- Manage, coordinate resources for, and meet all entitlement needs for land acquisitions.
- Monitor development phases and entitlement processes post-closing.
- Prepare land valuation analysis and corporate budgets.
- Prepare memoranda and other documentation and analytics for corporate approval for land buys.
- Develop business community relationships and scout other avenues for possible acquisitions.
EDUCATION AND EXPERIENCE:
- BA/BS Degree in Real Estate, Finance, Construction Management, Civil Engineering or related filed.
- Minimum 5 years of land acquisition experience.
- Regular travel is required to visit divisional offices and projects.
- Reliable automobile and a valid driver's license.
SKILLS, KNOWLEDGE, AND ABILITIES:
Exceptional communication skills - - both written andverbal
- Work in a fast-paced environment with tight deadlines.
- Interact and communicate with individuals at all levels of the organization requiring excellent verbal and written communication skills.
- Handle sensitive and confidential information.
- Proficiency with Microsoft Office applications with advanced skills in Excel (running pro-formas, and other analytical reports) and PowerPoint (creating presentation materials).
- Maintain attention to detail and follow through.
- Make decisions and resolve problems efficiently and effectively.
