As a Project Manager, you will plan, organize, supervise, and execute the construction of our homes, model and showcase homes. You will work directly with the Area Construction Manager to make sure our standards and customers' needs are met.

Essential Duties And Responsibilities
- Oversee the construction of high-end custom homes from inception to completion, ensuring the highest level of craftsmanship and quality.
- Manage all phases of the project, including planning, budgeting, scheduling, subcontractor coordination, and client communication.
- Collaborate closely with architects, designers, and subcontractors to ensure the project vision is fully realized.
- Ensure that every aspect of the project meets stringent deadlines and quality standards, exceeding client expectations.
- Provide leadership to the on-site team and manage all subcontractors and trades effectively.
- Responsible for ensuring that the project is completed on-time, within budget, and constructed with superior quality and safety
- Reviews project proposals, drawings, and plans to determine timeframe, procedures for accomplishing project, staffing requirements and allotment of available resources to various phases of project
- Develops and maintains relationships with clients, subcontractors and related vendors.
- Confers with project staff to outline work plans, assign duties, responsibilities and scope of authority; coordinates activities with project staff to ensure project progress within prescribed budget and provides technical advice to resolve problems
- Organize, plan, and manage multiple activities to accomplish desired results
- Act in a manner of integrity that shows support for the company, its values, and other associates while maintaining a constant focus on meeting/exceeding customer requirements and expectations
- Establish and maintain working professional relationships with the project design team, company field and office personnel, subcontractors, and vendor
- Administer contracts with owner, subcontractors, and vendor
- Manage value engineering effort
- Prepare and process all paperwork and documents to owner, project design team and subcontractors in a timely and complete manner
- Ensure compliance with construction permit
- Prepare and maintain project schedule and budgets, communicating changes to project personnel as needed
- Review, approve, and process draw requests and payments to suppliers and subcontractor
- Work with owner in transitioning the project from construction to residential operations
- Address all project completion and warranty issues and prepare final close-out documentation
- Interpret and analyze reports to ensure adherence to project budget.
- Manage the Quality Assurance/Quality Control (QA/QC) program.
- Ensure consistent performance, project delivery (preconstruction and construction) will exceed client expectations.
- Responsible for all project commitments and follow through.
- Conduct Post closeout review of project.
- Oversee and direct construction projects from conception to completion, ensuring they are completed in a timely and efficient manner.
- Manage and lead a team of professionals and tradespeople, fostering a culture of respect, collaboration, and excellence.
- Review and interpret project plans and specifications to ensure that client expectations are met and exceeded.
- Coordinate and direct construction workers and subcontractors, ensuring they understand their roles and responsibilities.

- High school degree or equivalent required
- Associates or Bachelor's degree preferred
- Minimum one (1) year of construction experience in homebuilding or related real estate industry, or applicable construction management training required
- 2 - 5 years of construction experience with a production home builder preferred
- Valid Driver's License
- Exceptional communication skills -- both written and verbal
- Comfortable presenting ideas and solutions to leadership and key business partners
- Strong attention to detail
- Strong organizational skills and time management skills
- Ability to establish and maintain strong relationships
- Proficient in MS Excel, PowerPoint, and Word
