Job Summary:
Manages and directs all facility maintenance and HVAC staff to maintain the highest possible standards, good public relations with all parties concerned, develop a preventative and corrective maintenance plan to improve the quality of existing facilities, and coordinates maintenance of all residential housing units and prepares them for students ready to live on campus.
Duties/Responsibilities:
- Plans, organizes, and directs skills of maintenance staff (plumbing, locksmiths, mechanic, general maintenance, HVAC, and carpentry) to achieve optimum performance.
- Oversees individual department’s performance, goals, monitors progress to achieve optimum results and helps with guidance whenever necessary.
- Reviews and takes appropriate steps to ensure work orders are completed in a professional manner and timely fashion. In person and electronically, listens to and communicates with campus constituents regarding job status and quality of routine maintenance services.
- Assists COO and Director of Facilities in developing plans for deferred maintenance. Inspects buildings often and develops schedules for routine maintenance (paintings, windows, and system modifications).
- Participates in planning for capital construction/major renovations with architects, engineers and contractors as assigned by the Chief Operating Officer and Director of Facilities.
- Oversees all contracted maintenance, plumbing, and HVAC work.
- Oversees safety, fire inspections and training programs as assigned.
- Manages the maintenance budget throughout the year to ensure compliance.
- Manages the tool crib and inventory system by working with the Purchasing Manager and Inventory Controller.
- Maintains an on-call roster to cover the 24-hour emergency needs of the campus and other duties as assigned.
- Maintains/directs the CMMS work order systems and assigns to appropriate personnel.
Required Skills/Abilities:
- 10 years of relevant experience in maintenance and/or construction of facilities and five years of experience in management of maintenance, and/or HVAC staff or equivalent combination of education and experience.
- Possess mobility to traverse the campus.
- Adequate dexterity to operate a vehicle and to run a computer workstation.
- Knowledge of basic computer programs including MS Word and MS Excel.
- Possess strong interpersonal communication skills.
- Ability to understand a residential campus in order to serve the constituencies.
- Ability to use a telephone and computers to plan and monitor budgets and for communications.
- Ability to inspect campus facilities including climbing ladders and operating in confined spaces in order to evaluate risks and develop maintenance schedules.
- Must possess a valid MO driver’s license and acceptable driving record.
Education and Experience:
- 10 years of relevant experience in maintenance and/or construction of facilities and five years of experience in management of maintenance, and/or custodial staff; or equivalent combination of education and experience.
- Bachelor’s or Associate’s degree preferred.
