Position Overview:
As a Maintenance Administrator, you will work alongside the Maintenance Coordinator to address tenant maintenance issues. Your role is crucial in ensuring timely and efficient resolution of problems, collaborating with vendors, and providing excellent customer service to our tenants.
Responsibilities:
Tenant Communication:
- Receive maintenance requests via phone calls and electronic submissions from tenants.
- Provide empathetic and responsive communication to understand and document the nature of maintenance issues.
Troubleshooting:
- Assist the Maintenance Coordinator to help tenants in basic troubleshooting of maintenance problems, providing guidance when applicable.
- Evaluate the urgency of reported issues and prioritize tasks accordingly.
Vendor Coordination:
- Assist the Maintenance Coordinator in collaboration with approved vendors and contractors to schedule and coordinate repairs.
- Assist the Maintenance Coordinator to obtain and compare quotes for maintenance services to ensure cost-effectiveness.
Record-Keeping:
- Maintain accurate records of maintenance requests, actions taken, and resolutions achieved using our customized property management software.
- Utilize property management software to log and track work orders.
Follow-Up:
- Communicate with tenants to ensure satisfaction and gather feedback on completed maintenance tasks.
Qualifications:
- Strong customer service skills with the ability to handle tenant concerns professionally.
- Excellent organizational and multitasking abilities in a fast-paced environment.
- Familiarity with basic maintenance troubleshooting is a plus.
- Proficiency in using Google Suite.
