We are seeking a motivated and detail-oriented Resident Experience Manager / Property Manager to join our Property Management team in the Chattanooga, TN area. In this role, you will be responsible for creating a seamless and positive experience for our residents while proactively improving leasing and retention processes. This position is essential to ensuring that Auben Realty continues to provide top-tier service and exceed client expectations.
Key Responsibilities
- Application Management : Oversee and manage all prospect applications for available properties.
- Resident Move-Ins : Ensure a smooth move-in process by managing paperwork, deposits, lease signing, inspections, and follow-up communications.
- Resident Support : Address and resolve resident questions, requests, and concerns promptly and effectively.
- Lease Renewals : Manage the lease renewal process, including analyzing reports, generating offer letters, handling negotiations, and completing paperwork (including Section 8 renewals).
- Move-Out Coordination : Oversee resident move-outs, including reviewing instructions, scheduling inspections, assessing damages, and coordinating deposit refunds.
- Delinquency Management : Monitor and manage accounts with outstanding balances, apply late fees, send notices, contact residents, and handle eviction processes when necessary.
- Work order management : Assist with scheduling work orders and follow up upon completion.
- Owner Communication : Communicate with owners the status of their property.
- Utility Management : Ensure utilities are on in the tenants name upon move in.
