What are the responsibilities and job description for the Property Operations Supervisor position at Dunkirk Camp and Conference Center?
This is a general description of the job functions. It is not intended as an employment contract nor is it intended to describe all duties someone in this position may perform. The Property Manager will work with the Camp Manager in planning and implementing a year-round program for maintenance if buildings and grounds. They would also be involved in planning and preparing for all groups utilizing the facility. The Property Manager will serve in a supervisory role with other maintenance personnel, Summer staff and volunteers.
QUALIFICATIONS
Education: High School Diploma or GED
Must live in residence on-site at DCC (Rent & Utilities included, plus Salary)
Must clear a background check with the NYS Central Registry
Experience in Grounds Maintenance setting\Criminal Record Clearance
Certified Pool Operator’s License
Must have a current NYS Driver’s License
EXPERIENCE
- Positive employment records & references
- Experience in maintenance of buildings, grounds, machinery, plumbing, electrical systems and other types of general repairs.
- Maintain records & participate in site planning.
- Basic computer skills
- Experience working in a supervisory role and ability to serve people from a wide range of age, interest and backgrounds.
DUTIES & RESPONSIBILITIES
- Ensure there is 24hr. on-site/on-call supervision when scheduled camps are in session
- Understand and operate alarm systems
- Work with Camp Manager to order needed supplies for maintenance operations at DCC
- Work with Camp Manager in planning and implementing a detailed program for maintenance of buildings, grounds, mechanical systems and equipment on a year-round basis.
- Maintain all facilities in a clean, neat and sanitary condition always
- Maintain an inventory of expendable supplies to include but not limited to paper goods, chemicals, cleaning products, small hardware and other maintenance items.
- Maintain records and upkeep/cleanliness of camp vehicles, machinery care and building repair
- Oversee and supervise development contract in consultation with the Camp Manager
- Assist in providing hospitality to retreat and conference contracted groups as directed by the Camp Manager.
- Perform security functions from his/her residence on the grounds and with other staff, respond to late night calls and emergencies
- Coordinate with Camp Manager to inspect for damages in cabins, supplies, etc at the end of each camp or outside event
- Prepare for incoming groups by checking all cabins and buildings for cleanliness & functionality. (ex. Hot water, working furnace, lights, etc)
POOL OPERATIONS
- Property Manager must obtain and maintain a Pool Operator’s license
- PM is responsible for opening and closing the pool each season
- Responsible for maintaining proper chemical readings and records for pool
- Responsible for upkeep & maintenance of pool house/chemical room
ON-SITE YEAR-ROUND RESPONSIBILITIES
- Supervise staff & coordinate schedules for maintenance staff with Camp Manager
- Communicate with Camp Manager regarding repairs to buildings & equipment, grounds
- Submit plans of off-season work and monthly reports of planned work to Camp Manager
- Work with the Camp Manager to implement and monitor safety plans and procedures for all staff, campers and volunteers
- Ability to work within budget restraints
- Maintain good personal conduct and discipline; to be a positive influence on other staff
- Make recommendations for improvements and be a decision maker within own area of responsibility.
- The property Manager should be actively involved with the Buildings/Grounds committee and keep up to date information on changes and improvements as it pertains to the facility.
- The Property Manager is responsible for the maintenance and upkeep of residences on the property.
- The Property Manager must be able to operate a tractor and/or snowplow during the winter months and is responsible to keeping all areas of the property accessible.
- The Property Manager is responsible for maintaining water usage records and meter readings to help avoid unknown water problems.
- PM is responsible for maintaining the sewer pond in accordance with DEC regulations
- Responsible for water release as needed per specifications
- Responsible for keeping area around pond clean and clear of debris
RELATIONSHIP/RESPONSIBILITIES TO CAMP MANAGER
- Regular communication with Camp Manager a must
- Attend scheduled meetings as needed or required (buildings & grounds, board meetings)
- Submit written reports for the camp property as requested by the Camp Manager
- Notify the Camp Manager in all cases of emergency, accident or incident when CM is not present. (including overnight)

Pay: $41,600.00 - $46,800.00 per year
