Required to install, maintain and repair electric,electronic and pneumatic control systems, with their supporting machinery,heating / air-conditioning, refrigeration and special refrigeration equipment.The incumbent will support the mission statement of Duquesne University. The incumbent may be required to performduties not specifically listed within this job description based on animmediate need and the employee's individual abilities to assure the safe andefficient operation of the University.DUTIES AND RESPONSIBILITIES : Work responsibilities include the following : perform scheduledmaintenance repairs of the plumbing, electrical, heating, cooling pneumatic andbasic DDC systems; maintain and inspect equipment such as steam coils, coolingand heating coils, steam valves, traps, chilled water vales, pumps, checkvalves, condensers and evaporators located in building mechanical rooms.Perform repairs and notify the responsible supervisor of repairs to otherequipment associated with building operations.Performsdata entry and routine logging in the university's computerized maintenancemanagement system.Readsand interprets blueprints, sketches and diagrams to install or modifyrefrigeration, environmental or control systems in compliance with applicablecodes and manufacturer's specifications.Installscontrol apparatus including switches (electric, electronic and pneumatic),relays and thermostats.Inspectsand adjusts electrical, electronic, pneumatic, or mechanical temperaturecontrol devices associated with refrigeration or air-conditioning equipment.Troubleshoots,repairs, maintains or overhaul temperature control devices, refrigeration orair-conditioning equipment.Inspects,adjusts, services and lubricates air-conditioning and refrigeration equipmentand all other related equipment on a scheduled basis.Anti-freeze / winterizeequipment when required.Diagnosesequipment problems and repair effectively.Repairsor overhaul all types of equipment, such as compressors, evaporators,condensers, pumps, cooling towers and heat exchangers, related toair-conditioning and refrigeration equipment.Knowledgein the operation of CMMS (computerized maintenance management system).Understandsand able to use the Honeywell, Siemens and Carrier controls systems currentlyused by Duquesne University to operate the HVACR equipment.SUPPLEMENTAL FUNCTIONS : Specifyand order materials and parts, via Facilities Buyer or supervisor, necessary tomaintain or repair temperature control systems and refrigeration equipment.Continuingeducation for maintenance and professional subjects is available. The incumbent is highly encouraged to obtaina minimum of 8 hours annually. Thesehours will be recorded and used in consideration for future advancements alongwith merit, hands-on-experience and job- related training.Performs data entry and routine logging of the University's computerized maintenancemanagement system.Basicworking knowledge of Variable Frequency Drives (VFD) used on motors to controlchiller solution pumps, water pumps, blower fan units and other various HVACequipment. Knowledge may include preventative maintenance of the drive, driveoperation, programming and diagnostics. Training will be provided accordingly.Performs duties related to special events where supplemental manpower is required forthe completion of the event.Performssnow removal and spread salt related to building access and hazardous walkwaysas assigned. Assistsin preparing materials list for job preparation.Assistsin set-up of tools and materials for jobs.Drivesthe service truck when needed.Clean-upof assigned work areas.Maintainstools, equipment and shop area in a clean condition and report faulty equipmentin order to maintain a safe work environment.Notifysupervisors of unusual work conditions, power interruptions, smoke alarm tripsand utility shut-offs.Replacespipe covering, change belts and filters, perform touch-up painting.Havethe ability to work in confined spaces.Abilityto function as an interim work leader as assigned by supervisor and through anestablished volunteer list.Completes otherduties as assigned.REQUIREMENTS : Minimum qualifications : Valid driver's license.High school diploma or equivalent required.Universal EPA Certification for refrigerant usage andrecovery as required by federal law.Have a minimum of two years of experience in HVACRfor large building application in maintenance and operations and / or have theexperience of a HVACR Journeyman. Willing to adjust work schedule when necessary and asdetermined by the supervisor, including work shift changes.Must be in good physical condition to perform thedaily work assignments that are inherent in this job description. Further examples are; lift and manipulateobjects weighing up to 70 pounds regularly and the ability to perform work fromladders, scaffolding and elevated surfaces.Integrity and dependability.Confined space certification.
