Maintenance Technician - Job Summary
The Maintenance Technician reports to the Maintenance Supervisor and is responsible for ensuring that the physical aspects of the apartment community meet company standards and applicable laws. This role includes diagnosing problems and performing repairs in areas such as electrical, plumbing, carpentry, drywall, exterior structural issues, appliances, and more. The position may also require working overtime (OT) as needed and carrying or installing appliances.
Essential Duties and Responsibilities
- Must have a valid driver’s license and vehicle.
- Must have own tools.
- Must be available on short notice in the event of snow, ice, or other on-site emergencies. Position requires snow removal and salting.
- Make-ready vacant units as required, including trash removal, repairs, cleaning carpets, and other maintenance tasks.
- Perform carpentry work such as fitting doors, freeing windows, sanding and refinishing doors, replacing molding, and other work orders.
- Maintain grounds and common areas by picking up trash, sweeping sidewalks and driveways, watering trees and shrubs, and cleaning offices, hallways, restrooms, lounge areas, stairways, etc.
- Repair molding, masonry, broken glass, tile, carpet, screens, fixtures, and fencing as needed.
- Perform work order/service requests within 24 hours of initial call.
- Perform repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
- Carry out preventative maintenance by performing tests on all property equipment (including electrical, plumbing, and heating), listening for unusual sounds, detecting malfunctions, and discussing machine operation variation with supervisors or other maintenance workers.
- Mount, install, and maintain fire extinguishers and smoke detectors.
- Assist in property inspections.
- Assist in maintaining maintenance materials and supplies.
- Be familiar with the location of gas and water meter cut-offs, all apartment cut-offs, and sewer cleanouts.
- Test all locks, doors, and key sets.
- Paint interior and exterior surfaces.
- Work as a team and independently, assisting others at the site or other sites as needed. Flexibility to transfer to other regional sites if required.
- Be attentive to the security of the property, keeping all keys, including master keys, under your possession, and never handing them to unauthorized individuals, including vendors and contractors.
- Report and account for any incidents occurring on the site to the Maintenance Supervisor.
- Be punctual and reliable.

- Education and/or Experience – High school diploma or GED; or one year related experience and/or training; or equivalent combination of education and experience.
- Language Skills – Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to present information effectively to residents, prospective residents, and other co-workers.
- Mathematical Skills – Basic math skills, including the ability to add, subtract, multiply, divide, and calculate perimeter and area.
- Reasoning Ability – Ability to apply common sense to carry out detailed but uncomplicated written or oral instructions. Ability to deal with dissatisfied residents and communicate effectively.
Physical Demands
- Regularly lift and/or move up to 100 pounds.
- Work in hot and cold environments, both indoors and outdoors.
- Reach with hands and arms; stand, walk, sit; use hands and fingers to handle, or feel objects; talk and hear.
