Site Maintenance Technician
JOB DESCRIPTION
Job Summary:
The Site Maintenance Technician is responsible for the overall maintenance of the storage buildings, grounds, individual units, and parking spaces.
The maintenance position is for the seven facilities in the Upstate South Carolina area.
They perform bi-weekly property inspections (known as the walk-through) and make any routine repairs and cleaning necessary. Repairs they are not equipped or trained for can be contracted out.
Main Duties:
- Preform a bi-weekly walk through on all properties.
- Inspect and clean units after move-outs to prepare for new tenants:
- Photographing any trash from the unit in the management software and applying appropriate cleaning fee.
- Removing any trash from the unit
- Sweeping out units – including spider webs in corners & ceilings
- Applying rodent and insect repellent to units
- Replacing bottom seal flap and pull string if needed
- Marking unit as ready with a green tag on the hasp
- Over-lock delinquent units.
- Log unit status and tasks in management software.
- Alert owners/managers when new parts are needed to execute repairs.
- Cut locks and photograph units for storage auctions.
- Removing trash from auctioned units not successfully auctioned or cleaned, or units where former tenants have relinquished rights to their property.
- Pick up trash and generally maintain a clean appearing of the property.
- Maintain a log of all hours listing property worked at and type of duty performed by filing out the daily time sheet.
- Follow all company policies and procedures.
- Maintain a professional courteous manner with all tenants, contractors, and fellow employees.
- Perform routine repairs such as:
- Replacing latches
- Drilling out cylinder locks
- Assisting General Maintenance Technician in repairing springs on storage roll-up doors with (may require 3-foot- high step ladder)
- Power washing
- Weed-eating / trimming
- Mowing
- Leaf removal
- Special Tasks may include:
- Affixing signs to buildings
- Assisting with the installation of security cameras (may require 3-foot high step ladder)
- Assisting with gate repairs
- Assisting with fencing instillation or repairs
Physical Requirements:
- Must be able to walk, stand, stoop, kneel, crouch and climb stairs as well as a 3 foot step ladder and be on your feet a majority of the day.
- Must have the ability and be willing to perform cleaning and maintenance such as sweeping, mopping, etc.
- Must be able to lift, carry, push, pull or move up to 50 lbs and have the strength to routinely handle a bolt cutter.
Uniform Required:
A strict dress code must always be followed. This includes: Jeans or Khakis, an Eagle Guard logo t-shirt, and closed toed shoes. Eagle Guard logo hats are optional.
Tools and material provided by company, must supply own cell phone. Supplying laptop or tablet computer is at discretion of General Manager. Must have reliable transportation to commute to the facilities.
Reports to:
Owner and General Manager during a 30-day probationary period, then to General Manager following.
Compensation:
Paid hourly, pay based on experience.
Opportunity for additional 5% performance based raise after first 90 days
Opportunity for Advancement:
If success is demonstrated and company grows, there may be opportunity for increased responsibilities including supervision of properties and management of maintenance staff. Increased responsibilities will come with increased compensation.
Job Type: Full-time
Pay: $20.00 - $30.00 per hour
