Summary: The Project Manager is responsible for assisting in the planning, coordination, and execution of construction projects from start to finish. This includes managing project schedules, budgets, subcontractors, and resources to ensure timely and cost-effective delivery. The PM I oversees Earthtone Construction Inc.'s construction activities, including the organization, scheduling, implementation, and risk management of projects. Working closely with senior project managers or the COO, the PM I supports the conceptual development of projects and ensures compliance with quality standards, safety regulations, and project objectives.
Duties and Responsibilities: (including but are not limited to the following):

Project Execution
- Achieve project objectives by strategically planning, scheduling, and executing all activities across phases, ensuring seamless coordination of workforce, materials, and equipment from initiation to completion.
- Effectively coordinate subcontractors and suppliers to ensure timely deliveries and work alignment.
- Track project costs from start to closeout, manage pay applications, and organize job site visits and weekly owner meetings.
- Oversee submittal reviews, RFIs, subcontracts, and purchase orders to ensure proper documentation and timely approvals.
- Monitor project progress, ensuring adherence to plans, specifications, and quality standards.
- Manage project documentation, including contracts, change orders, and progress reports.
- Lead project meetings with internal teams and external stakeholders to review project status, discuss issues, and implement resolutions.
- Drive innovation to enhance efficiency and quality within the project and the company.
- Adapt to changes in project scope and address unexpected challenges in a proactive manner.
- Manage multiple deadlines concurrently by utilizing effective prioritization strategies to ensure timely task completion.
- Scheduling
- Create a detailed project schedule using Microsoft Project, including tasks, dependencies, predecessors, and milestones.
- Plan out work schedules, manage and monitor progress against the projected plan
- Assess resource allocation, product lead times, and specialty shop drawings to prevent delays.
- Outline the full submittal process and schedules for subcontractor and self-performed work.
- Perform critical path analysis to identify key constraints and optimize workflow.
- Anticipate bottlenecks and unforeseen delays, incorporating contingency plans.
- Ensure project efficiency and timely delivery through proactive scheduling adjustments.

Risk Management
- Identify and address potential issues throughout all stages of construction and pre-construction.
- Leverage your experience and expertise to assess challenges and develop solutions.
- Collaborate with project team members, external consultants, and senior PMs or the COO for professional input.
- Provide clear, informed solutions based on gathered insights.
- Utilize planning and management leadership skills to proactively manage projects.
- Anticipate and address potential issues to avoid unnecessary conflicts and disruptions.
- Minimize ECI’s exposure to risk through careful project oversight and decision-making.
- Foster a positive team culture by promoting collaboration, communication, and problem-solving.

Financial Oversight
- Review and approve COs and SCOs in Premier for secondary evaluation by PM II, PM III, or the COO.
- Prepare and manage project budgets, tracking expenditures and minimizing costs where possible.
- Prepare monthly project billing following ECI’s standard processes and procedures and submit billing summaries to the COO.
- Independently manage, track, and report on the current and projected financial health and profitability of projects.
- Input and maintain financial and project management data in Premier, including Job Forecasts, Job Summary Reports, Budget Control, and Original Estimates.
- Provide regular status updates to the COO on all projects under your oversight.

Communication
- Managing client communications, updates, relationships, and expectations
- Communicating project timelines, schedules, and overall expectations to internal team
- Coordinate and communicate effectively with external clients, architects, engineers, subcontractors, and suppliers throughout the project lifecycle
- Effectively communicate project/company updates and challenges to stakeholders and team members

Supervisory Responsibilities:
- Collaborate with and oversee assistant project managers’ work on projects you are assigned to.
- Responsible for the direction, supervision, coordination, and evaluation of all construction labor and subcontractors.
- Carry out supervisory responsibilities in accordance with Earthtone Construction policies and applicable laws and regulations.
Education and/or Experience:
- Knowledge of standard construction means and methods from site work to finish.
- Bachelor’s degree in construction management or engineering (civil or mechanical) preferred.
- Six (6) years of experience related and/or equivalent combination of education, training, and experience.
- Financial literacy

- Ability to apply common sense and to deal with problems involving several fixed variables.
- Effectively execute plans and programs that achieve established organizational goals and objectives.
- Computer literacy and proficiency in industry software including but not limited to: Procore, Adobe Acrobat Pro, Bluebeam Revu, Dropbox, Microsoft Office Word, Excel, Project, and Outlook.
- Other training and/or certifications desired: OSHA 30, First Aid/CPR.
- Must have a valid Driver’s License
