Salary Range: $75,000-$85,000 annually

East Bay Asian Local Development Corporation (EBALDC) is seeking a regular full-time Assistant Facilities Manager.
Key Duties and Responsibilities
Supervision
- Train and supervise maintenance staff, ensuring adherence to safety policies.
- Establish work schedules and inspect completed maintenance work.
- Approve timecards, vendor invoices, and purchase orders.
- Research and implement sustainable, cost-effective, and tenant-friendly materials and methods.
- Coordinate annual inspections of residential units and building systems with Facility Manager.
- Determine necessary materials and equipment; evaluate and improve inventory management.
- Update janitorial and routine maintenance schedules; coordinate with vendors and notify CRE staff.
- Conduct vendor/contract reviews and maintain supply inventory, ensuring timely reorders.
- Monitor facility supplies and verify receipt of materials.
- Inspect and manage staff/vendor repair work for electrical, plumbing, mechanical, and HVAC systems.
- Coordinate and supervise major contracted work and emergency repairs.
- Assist with carpentry, electrical, plumbing, and general maintenance tasks as needed.
- Maintain preventive maintenance schedules and communicate urgent requests to CRE staff.
- Ensure compliance with building codes and OSHA safety regulations.
- Conduct monthly property inspections, generate quality assurance reports, and oversee work order completion.
- Maintain consistent communication with the Facility Manager on maintenance, repairs, and emergencies.
- Support capital improvement projects, including vendor communication, RFPs, and tracking.
- Assist with permit applications and other project management tasks.
- Resolve work problems and assist staff with troubleshooting.
- Provide backup facility management support and handle after-hours emergencies
- Valid driver’s license and ability to travel.
- Minimum of 2-10 years of supervisory experience in HVAC/mechanical maintenance or property management (depending on education level).
- Strong computer, verbal communication, and organizational skills.
- Experience with vendor management, safety/OSHA compliance, and construction/maintenance.
- Proficiency in Word, Excel, Outlook, and related software.
- Must be available for overtime during events or emergencies.
- Work includes indoor and outdoor tasks in various weather conditions, with strenuous physical labor and heavy lifting.
