Position Purpose/ Summary

The Maintenance Technicians are responsible for maintaining all common-area mechanical systems and for the daily upkeep of the interior and exterior common areas of the building. They provide exceptional customer service to residents, contractors, vendors and fellow employees. They maintain a professional attitude in all aspects while doing their job.

Essential Duties and responsibilities

  • Maintain all building systems
  • Perform preventive maintenance work orders
  • Monitor all systems for anything unusual
  • Keep all equipment rooms clean and tidy
  • Maintain the physical appearance of the common areas
  • Repair drywall
  • Paint/touch-up paint
  • Repair/replace cabinets, wood trim and wallpaper
  • Perform routine maintenance tasks
  • Change light bulbs
  • Repair/replace door hardware
  • Make keys
  • Keep the grounds, sidewalks, garage, and pool deck clean
  • Shovel snow and spread ice melt
  • Power wash as needed
  • Maintain the swimming pool and pool equipment

-check and balance the water chemicals

-clean the pool

-clean the water filters and circulation pumps

  • React quickly to emergencies
  • Know locations of water, gas and electric shut-offs
  • Assist with cleanup and restoration
  • Communicate effectively
  • Complete daily work sheets
  • Complete weekly time sheets
  • Record completion of work orders
  • Be aware of and report any unusual sights, sounds, or vibrations to a supervisor
  • Request time off with reasonable anticipation
  • Perform special project work
  • Estimate time and materials needed
  • Assist subcontractors

Other Duties and Responsibilities

  • Must have basic knowledge of all trades

–electrical

–plumbing

–hvac

-painting

-carpentry

  • Must be able to read blue prints
  • Must be proficient in English language
  • Must have good verbal and written communication skills
  • Must accomplish all tasks safely
  • Must have good customer relation skills
  • Other duties as assigned.

  • Sustained background in a variety of trades
  • High School Diploma or GED equivalent
  • General maintenance experience strongly preferred
  • Must have a professional demeanor
  • Must have a sincere desire to help people – owners, guests, staff & alike

Language Skills

  • Ability to read, analyzes, and interpret As Builts, Blue prints, Operation Manuals (O&Ms) and Spec Sheets
  • Ability to respond to common inquiries or complaints from customers, residents, tenants or vendors.
  • Effectively present information to top management, tenants and contractors
  • Ability to read and comprehend instructions, correspondence, and memos.
  • Ability to write correspondence emails. Ability to read and interpret documents in English such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to effectively listen and comprehend homeowner, guest or vendor requests and concerns.

Computer Operations

Microsoft Office

Key bank and fob system

Control Boards of building equipment such as fire alarm system, domestic water pumps, elevator control, etc

Mathematical and Reasoning Skills

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers,

common fractions, and decimals and the ability to read a tape.

Certificates, Licenses, Registrations

Certified Pool and Spa Operator, current or ability to obtain a plus
