General Position Description: Responsible for performing general maintenance of EBF facilities to include both residential and commercial buildings by making repairs in coordination with the Facilities Management team.
Essential Duties and Responsibilities:
- Responds to work order requests as assigned by EBF Maintenance Lead, which can include but is not limited to, electrical, plumbing, carpentry, masonry service and repair; furniture relocation and assembly; disposal of broken appliances, furniture, and other items as needed; wall repair and painting; ceiling tile and or light bulb replacement; light Landscaping not covered by in-place vendor(s); mounting items on walls; and occasional emergency janitorial issues as needed.
- Ensures all preventative maintenance services are completed as scheduled. Facilitates and monitors quality and progress of contracted work i.e. Roofing, HVAC, etc.
- Follows all safety requirements to operate agency equipment. Adheres to proper municipal codes, agency policies, and OSHA safety regulations.
- Maintains an inventory of supplies and equipment for future use. Purchases equipment and supplies as instructed.
- May respond to off-hour situations on an infrequent basis.
- Determine facility maintenance requirements and resolve deficiencies in coordination with Facilities Manager and outside vendors, as needed.
- Triages maintenance events with the goal of resolving issues that impact programs, facilities, and employees quickly while balancing fiscal responsibilities.
- Participates in the process of ongoing professional development and meetings. Maintains comprehensive communication among all contacts within the agency, members, and external agencies. Models professional standards and ethics in accordance with EBF Code of Conduct, Strategic Plan, Mission, and Vision.
- Performs other duties as assigned.
Requirements
- High School diploma/GED with 5 years of experience.
- Bilingual (Spanish) preferred.
Regulatory
- Must be at least 21 years of age.
- Current, unrestricted AZ driver’s license with no more than two (2) minor moving violations or one (1) accident within the past three (3 years). Three (3) years of driving experience required.
- Must be able to pass a criminal background check.
- Ability to obtain and maintain an AZ DPS Level 1 fingerprint clearance card (employer provides).
Skills/Job Knowledge/Abilities:
Strong organization and planning skills with ability to multi-task. Must work well under pressure and meet tight deadlines. Ability to address complaints and resolve problems with a positive attitude. Ability to handle emergency/pressure sensitive situations due to complexity and time sensitivity. Ability to interpret and apply proper municipal building codes. Ability to read and interpret mechanical drawings, floor plans, blue prints. Ability to follow written and verbal instructions and to work with limited supervision in the field. Must have skills in the use of hand tools, power tools, and general maintenance materials. Must be able to prioritize maintenance responsibilities and schedule work requests accordingly. Must be able to utilize a computer and smartphone when responding to or following up on open work requests. Able to establish and maintain a team atmosphere of communication and collaboration for all that reach out to the Department. Must be self-directed and be sensitive to cultural and linguistic diversity. Excellent customer service in stressful situations. Maintains a professional in appearance, communications, and actions. Excellent interpersonal communication skills.
Working Conditions/Physical Requirements (with or without accommodation):
Field position visiting different sites or homes for maintenance and repairs. Will work outside and inside environments, as needed. Able to lift, pull, and push up to 50lbs. Visual acuity to read information, tickets, and to troubleshoot problems and resolve issues. Able to speak clearly in conversations, general communications and to communicate verbally with others. Hearing ability for communication in persona, phone, and/or other electronic methods. Manual dexterity for working with tools, maintenance, and repairs. Able to stoop, squat, reach, pull, push, stretch, ascend and descend stairs, stand and sit for long periods of time. May be required to work additional hours or days depending on circumstances. On an infrequent basis, must be available to perform emergency repairs any time day or night.
