Eastridge Workforce Solutions, a leader in workforce management solutions, is hiring a Maintenance Technician for a 55 community in Oceanside, CA.
Essential Duties and Responsibilities
General Maintenance
- Perform maintenance, repairs, and equipment installation as required for routine tasks, emergencies, or upgrades.
- Complete work requests assigned by the Maintenance Supervisor, including painting, carpentry, road line painting, sewer backups, broken pipes, cement work, signage, and holiday lighting.
- Update the database with completed work notes, record hours, and close work orders.
- Assist in meeting and event setup as needed.
- Secure the clubhouse and facility at the end of the day.
- Provide supply and tool lists to the Maintenance Supervisor.
- Purchase and pick up supplies as directed.
- Perform cement repairs and adhere to preventative maintenance schedules to address trip hazards.
- Maintain and repair handrails and guardrails, replacing wooden rails with wrought iron when necessary.
- Attend safety meetings and participate in maintenance training programs.
- Complete special projects and tasks as assigned by the Maintenance Supervisor or General Manager.

Lighting Maintenance
- Install new lighting systems, including 12-volt LED ballasts, transformers, and wiring.
- Replace light bulbs.
- Repair electrical shorts.
Water and Sewer Lines
- Inspect, excavate, and prepare sewer lines for liner installation.
- Install perma-liners and double sweep sewer cleanouts per maintenance schedules.
- Camera-inspect sewer lines, address issues, and tag completed work.
- Respond to sewer backups and repair leaks or broken pipes in domestic water lines.
- Test homes for leaks and water pressure, and investigate water leaks to resolve issues.
Qualifications
Skills and Knowledge
- Basic plumbing, electrical, and welding skills.
- Ability to camera-scope and clear drain lines.
- Ability to dig trenches.
- Knowledge of outdoor lighting and wiring repairs.
- Basic construction skills for wood repairs.
- Painting experience.
- Basic computer proficiency, including AppFolio and Microsoft Outlook.
Education and Experience
- High school diploma or GED required.
- Trade school or relevant college coursework preferred.
- At least 1 year of related work experience.
