Basic Functions
The primary responsibility of the New Home Sales Internet Specialist is to generate new home sales through internet leads. This position initiates contact to leads received from internet sources, aids in qualifying the lead, scheduling on-site appointment with a New Home Specialist, and follow up, to produce new home sales. This is a work-from-home position and it reports to the Internet Sales Manager, Marketing Manager, Division Sales Manager, Vice President of Sales, or their designee. Must be local to Charlotte area.
Scope
The New Home Sales Internet Specialist will:
- Demonstrate an understanding of the Real Estate industry, the residential home-building process, and adhere to fair housing laws.
- Be able to effectively interact with customers via phone call, email, and text messaging; effectively communicate with Real Estate Brokers, company personnel and industry peers;
- Independently assist customers in identifying company products for purchase.
- Demonstrate a working knowledge of personal computer skills including office software programs (preferable MS Office Suites), Internet, BPM and Sales Simplicity.
- Be capable of managing tight deadlines, promptly addressing changes without disrupting schedules, and managing high volumes of work with minimal direct supervision.
- Forty (40) Hour workweek will include weekend hours
- Demonstrate ability to work flexibly among at least eight or more divisions to assist management in all sales initiatives and marketing events, as deemed necessary.
Major Duties and Responsibilities
- Report to the Internet Team Manager, Marketing Manager, Division Sales Manager, Division President, or their designee in order to receive instructions to assist with administration duties within the sales department.
- Gather and disburse internet leads from the Company’s website in a timely fashion (with goal to respond within 15 minutes)
- Responding in a timely fashion to internet prospect requests that come through search engines associated with Eastwood Homes website, to include email contact through an Eastwood Homes email address, email campaigns (e-blasts) through Sales Simplicity, and phone contact through Eastwood Homes mobile phone.
- Setting-up scheduled appointments to Eastwood Homes model homes for the purpose
of a home purchase. - Corresponding with On-site New Home Specialists to follow-up and set appointments.
- Regularly assist with website maintenance with regard to floorplans, landing pages, and website submission forms. Maintain accuracy of website through regular review.
- Periodically meet with Sales Managers of Eastwood Homes to evaluate the lead generation
and appointment setting, (at minimum attend the monthly Sales Meetings at the beginning of each month). - Generate adequate sales and closing volume(s) to consistently maintain or exceed
company standard sales performance and customer satisfaction ratings. - Gather, analyze and periodically update necessary market research, competitive and market analysis for product and pricing strategies for Marketing Manager.
- Participate in professional sales training and attend company training meetings and/or classes as required. Develop and train as requested by Division Sales Manager, Vice President of Sales and Marketing, or their designee, and provide ongoing support and guidance to New Home Sales Specialists.
- Effectively prospect for buyers through fliers, promotional programs and referrals to generate at least one third of their traffic.
- Employee must be a standard-bearer of the Eastwood buying experience, and must be proficient in the understanding and operation of the touch back rule, contract completion process and procedures, inventory home guidelines, mail away policy and procedure, and missing items policy compliance.
- Foster an ongoing environment of teamwork and collaboration between all Company personnel and disciplines focusing all actions toward meeting Company objectives.
- Develop and maintain a clean, organized and safe work environment for employees and customers at all times.
- Other Duties as Assigned
Qualifications
- Must be able to work weekends. Two consecutive days off given during the week.
- Must have great communication skills.
- Must be able to manage time independently and respond to request quickly and efficiently.
- Must be highly motivated and able to work with little direction.
- Experience in New Home Sales is strongly preferred.
- Ideal candidate would be knowledgeable in Real Estate.
- Position is a work from home position. Must be in professional work from home environment.
- Must be located in the Charlotte area
