Development Director
Location: Anchorage Community Development – Anchorage, AK

About the Role
As Development Director, you will lead property redevelopment efforts, oversee leasing operations, drive land acquisition and divestment strategies, and maximize the value of our real estate portfolio. Your expertise in financial management, stakeholder relations, and public engagement will be instrumental in advancing our organization’s growth and community impact.
Key Responsibilities
Real Estate Redevelopment & Project Management
- Lead all phases of redevelopment projects, from planning and design to construction completion.
- Collaborate with architects, contractors, and city officials to ensure projects align with budgets, timelines, and regulatory requirements.
- Identify and implement strategic property enhancements to increase asset value.
Land Acquisition & Divestment
- Identify and evaluate land acquisition opportunities aligned with long-term development goals.
- Conduct due diligence, negotiate deals, and oversee financial and legal assessments for acquisitions.
- Develop and execute divestment strategies to optimize financial returns on underperforming assets.
Leasing & Asset Management
- Implement leasing strategies to maintain high occupancy rates.
- Identify and secure tenants through strategic marketing and relationship-building.
- Negotiate lease terms and ensure strong tenant relations and retention.
Financial & Grant Management
- Prepare and manage budgets for redevelopment and land acquisition initiatives.
- Analyze financial reports and assess property performance to optimize revenue.
- Research, write, and secure grant funding to support real estate and community development projects.
Public Relations & Stakeholder Engagement
- Represent the organization in Board Development Committee meetings.
- Build and maintain relationships with public agencies, brokers, landowners, and community stakeholders.
- Prepare and present reports to the Board of Directors on development activities and financial performance.
What We’re Looking For
- Education: Bachelor’s degree in Real Estate, Finance, Business, or a related field.
- Experience: Combination of five years in real estate development, leasing, land acquisition, and/ or financial management.
- Skills: Strong negotiation, leadership, project management, and financial analysis abilities.
- Knowledge: Understanding of real estate markets, zoning laws, land acquisition, and redevelopment strategies.
- Relationship Building: Proven ability to cultivate strategic relationships with brokers, investors, and tenants.
