Reports to: Director of Residential Services
Location: Upper Marlboro, Maryland

Job Summary:
The Property Maintenance Coordinator is responsible for oversight of all properties operated and owned by EBED Community Improvement Inc. Ensures that all the properties of EBED remain in compliance with local codes, applicable statutes, and laws. Oversees maintenance and repair requests, and schedules inspections to track and perform property maintenance and repairs. Performs routine building maintenance and inspections including painting, minor electrical repairs, plumbing, carpentry, heating, and ventilation systems maintenance.
Ensures that the properties are clean interior and exterior. Must possess knowledge in the areas involving repairs, good with working with hands, and familiar with the tools needed to perform tasks needed to repair and perform maintenance on properties. Conducts frequent inspections of the properties and vehicles to ensure they are in good condition. Must be flexible to work odd hours, if an emergency occurs including overnights and weekends on the properties or to the vehicles.
Essential Duties and Responsibilities:
  • Complies with all policies and procedures of EBED to ensure that structures, vehicles, and equipment are following applicable related statutes, codes, laws, and regulations.
  • Oversights of maintenance to include trash removal, landscaping, grading, drainage, security, and other ongoing services on the properties.
  • Diagnoses air conditioning units, heating, and furnace systems problems, if unable to repair submit a repair voucher so work can be performed by a qualified vendor. Monitors all contract work.
  • Schedules inspections to track and perform property maintenance and repairs. Performs routine building maintenance including painting, minor electrical repairs, plumbing, carpentry, heating, and ventilation systems maintenance.
  • Performs routine preventive maintenance or repairs on properties and vehicles. Plans and makes repairs to improve properties and vehicles.
  • Serves as the first level triage for service calls, attempts to resolve before dispatching fee-paid service providers.
  • Maintains an inventory of adequate supplies, replacement parts, and equipment by ensuring repairs to keep the properties areas safe, and clean, and responding to repair requests promptly.
  • Makes frequent on-site visits to ensure improvements and alterations are constructed by the standards specified in the permit.
  • Develops a cadre of service providers to maintain the properties and vehicles safe, and clean.
  • Reviews and processes insurance claims for property damages and losses.
  • Cleans interior and exterior of the properties, as well as machinery, vehicles, and equipment.
  • Complete administrative duties, such as filling out forms and reporting maintenance statuses to the supervisor.
  • Perform additional duties or take on additional responsibilities without notice.
  • Other responsibilities/duties as assigned.

License/Certification:
  • Driver's License
Job Qualification Requirements:
  • High school diploma or equivalent required; Associates degree preferred
  • At least two (2) years of experience in the property and maintenance management industry. HVAC Certification is a plus.
  • Effective written and verbal communication.
  • Ability to prioritize, set, and meet deadlines.
  • Ability to lift, push and pull up to a maximum of 50 lbs.
  • Hearing and visual ability to observe and detect signs of emergency situations required.
  • Must be able to sit, stand, reach, bend, and stoop for extended periods of time.
  • Has knowledge of current occupational hazards and understanding of safety precautions, residential codes, and regulations applicable to the maintenance and property professions.
  • Has knowledge, understanding, and demonstration of preventative maintenance.
  • Has knowledge of the use and care of tools and equipment necessary to perform residential, vehicle, and maintenance tasks
