We are seeking qualified candidates for General Manager position within the Alabama Area.

Role Overview:

As an Assistant General Manager, you will oversee the entire on-site staff, including Guest Service/Front Desk, Service Technician(s), Groundskeeper(s), and Housekeeper(s).

Key Responsibilities:

Financial:

  • Understand and work towards achieving financial goals, operating assets in the owners' best interest, and adhering to Policies & Procedures Manual.
  • Maintain accurate records of all community transactions and submit them promptly.
  • Prepare annual budgets and income projections accurately and in a timely manner.
  • Ensure timely collection and posting of rents, late fees, and check charges.
  • Maintain constant communication with vendors/contractors regarding scheduling, billing, relations, and insurance.

Business Development:

  • Maximize property occupancy through effective marketing strategies.
  • Represent the company professionally in all interactions.

Administrative:

  • Establish and implement procedures and systems to ensure efficient workflow.
  • Ensure accuracy and timeliness of all administrative paperwork.
  • Lead emergency response team and ensure proper handling of all emergencies within company guidelines.

Customer Retention:

  • Address customer concerns and requests promptly to ensure resident satisfaction.
  • Develop and implement customer retention programs.
  • Consistently enforce hotel policies.

Personnel Management:

  • Utilize effective techniques and company directives for screening, hiring, orienting, and training new personnel.
  • Ensure staff efficiency through ongoing training, counseling, and leadership.
  • Plan office staff schedules and assignments.
  • Coordinate maintenance schedules and assignments.
  • Handle performance problems and terminations following company procedures.
  • Foster teamwork and create a harmonious work environment.

Maintenance:

  • Maintain hotel appearance and ensure timely completion of repairs.
  • Ensure quality and quantity of market-ready rooms.
  • Communicate service-related needs to maintenance promptly.
  • Record and communicate all service requests appropriately.

Safety:

  • Ensure compliance with all safety rules and regulations.
  • Correct unsafe conditions promptly.
  • Promote a "safety first" principle among staff.

Essential Requirements:

  • College degree preferred.
  • Certification such as Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Strong problem-solving skills and ability to communicate effectively.
  • Positive attitude and ability to maintain professionalism in all situations.
  • Proficiency in computer skills and relevant software applications.
  • Knowledge of OSHA laws and regulations.
  • Willingness to participate in training to comply with laws and regulations.
  • Flexibility to work evenings and weekends.
  • Adherence to company policies and standards.
  • Successful completion of a drug test.

Additional Requirements:

  • Attendance is crucial.
  • Must meet performance standards and comply with company policies.
  • Must pass a background check and have property manager experience.
