Position Overview:

The Acquisitions Associate will provide key support in identifying, underwriting, structuring, and closing investment opportunities in retail acquisitions. The ideal candidate will have a deep understanding of retail as an asset class, deal structures, financial modeling, due diligence and market trends, combined with a strategic mindset and strong technical skills.


KEY RESPONSIBILITIES:

Underwriting & Investment Structuring:

  • Create and refine financial models using Excel and Argus Enterprise for underwriting acquisitions and developments.
  • Assess property characteristics, including vintage, class, and construction type, and evaluate implications of ownership structures such as debt, subsidies, and use restrictions.
  • Analyze gaps in financial data (e.g., Operating Memorandums, T12s, and realistic operational metrics) to ensure robust underwriting.
  • Understand income timing opportunities, ancillary income frameworks, occupancy risks, and expense drivers (e.g., management, staffing, taxes, and insurance).
  • Develop initial capital stacks, explore alternative structures, equity waterfalls, and analyze deal metrics.
  • Present underwriting analyses to investment committees and modify models based on feedback.


Transaction Management:

  • Facilitate the transaction process from LOI through closing, including due diligence, lender correspondence, and third-party report reviews.
  • Work closely with sellers, brokers, and lenders to ensure smooth execution of all transaction steps, including rate locks and final deal structuring.
  • Collaborate with legal and asset management teams to integrate underwriting findings into operational plans.


Market Review & Deal Identification:

  • Conduct market research to identify investment opportunities that align with company strategy.
  • Build relationships with brokers and conduct correspondence to gather deal-specific information.
  • Analyze market trends, vacancy data, sales trends, and economic indicators to inform acquisition strategies.


Asset Management Integration:

  • Coordinate staffing plans, reserve schedules, and strategies to optimize Net Operating Income (NOI).
  • Partner with asset management to ensure seamless transitions from acquisition to operational management.


Investor Relations & Reporting:

  • Collaborate with the investor relations team to prepare detailed offering memorandums and respond to investor inquiries.
  • Track investment performance, including distributions, accrued preferences, and investor-specific reporting.
  • Engage in investor presentations and discussions for new and ongoing investment opportunities.


Strategic Growth Initiatives:

  • Research and present innovative investment strategies and market opportunities.
  • Assess disposition and recapitalization opportunities recommendations based on market conditions.
  • Implement programs to optimize market data collection, reporting, and investment management processes.


QUALIFICATIONS:

Education & Experience:

  • Bachelor’s degree from a top university in Finance, Real Estate, Economics, or a related field; MBA or MSRE preferred.
  • 3 years of experience in real estate acquisitions, development, investment banking, or asset management, with expertise in development, retail and multifamily assets.


Skills & Attributes:

  • Technical Proficiency: Advanced skills in Excel and Argus Enterprise, with a strong understanding of financial modeling, equity waterfalls, and GP/LP structures.
  • Analytical Expertise: Ability to conduct detailed analysis of income, expenses, tax implications, and risk factors for retail and multifamily properties.
  • Strategic Insight: Knowledge of development lifecycle processes and a keen understanding of market trends and investment strategies.
  • Communication Skills: Excellent written and verbal communication skills, with the ability to present complex concepts to diverse audiences.
  • Collaboration & Adaptability: A team-oriented mindset with the flexibility to thrive in a fast-paced, dynamic environment.
  • Problem-Solving Ability: Resourceful and innovative in addressing challenges, with a commitment to continuous improvement and growth.


Direct Report: Director of Acquisitions

Workplace Type: In-Office

Salary Range: $95,000 - $120,000

Bonus Potential: Year-end discretionary performance bonus
