Position Summary:

The Retail Asset Manager will be responsible for overseeing the full lifecycle management of the company’s retail asset portfolio while driving and executing leasing strategies to maximize value and performance. This position requires expertise in both asset management and leasing, with a focus on cultivating relationships, executing strategic plans, and achieving financial objectives. The ideal candidate will have a strong background in retail real estate, demonstrated leadership skills, and the ability to thrive in a high-growth environment.


Essential Responsibilities:

Asset Management Responsibilities:

  1. Oversee the full life cycle of an asset portfolio, including onboarding new assets, formulating and executing value-add strategies, managing stabilized assets, and determining optimal disposition timing.
  2. Independently formulate and execute short- and long-term asset strategies while aligning with the company’s broader strategic objectives.
  3. Conduct regular portfolio reviews, market analyses, and property evaluations to identify opportunities for value enhancement.
  4. Manage and mentor a team of Asset Management Associates and Analysts, fostering a culture of collaboration, accountability, professional development, and results.
  5. Analyze and provide recommendations on financial performance, including reviewing complex financial models, and assessing property-level metrics.
  6. Identify and implement processes, metrics, and benchmarks to enhance reporting and performance tracking for portfolio projects.
  7. Provide regular status updates and detailed reports on portfolio performance to senior management and ownership.
  8. Proactively propose and implement corrective solutions to mitigate risks and enhance asset value.
  9. Provide strategic oversight of third-party management; acting as an owners representative by strategically aligning operational initiatives that preserve and grow the equity of the asset.

Leasing Responsibilities:

  1. Drive and execute retail leasing transactions for the company’s existing retail portfolio as well as prospective acquisitions.
  2. Cultivate and maintain a deep understanding of assigned properties, including trade areas, competition, and market trends.
  3. Develop and execute merchandising and leasing strategies to attract qualified tenants and define a new standard for the retail experience.
  4. Manage, negotiate and execute the renewal of existing tenant leases to maximize NOI, improve tenant retention, and enhance relationships.
  5. Work closely with property managers, design and construction teams, and leasing professionals to ensure successful implementation of property visions.
  6. Collect and analyze tenant financial information and business plans as part of the leasing due diligence process.
  7. Manage relationships with third-party leasing brokers and consultants on all new lease execution.


Qualifications:

Experience and Education:

  1. Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field (preferred).
  2. 10-15 years of experience in retail real estate asset management, leasing, or equivalent roles.
  3. Demonstrated track record of leasing success and extensive experience managing retail assets.

Skills and Competencies:

  1. Ability to develop and execute complex asset management and leasing strategies.
  2. Strong understanding of retail market dynamics, tenant types, and consumer behavior.
  3. Exceptional financial acumen with expertise in evaluating financial models and performing advanced analyses.
  4. Excellent written, interpersonal, and presentation skills, with the ability to effectively communicate with internal and external stakeholders.
  5. Proven ability to work independently, prioritize tasks, and adapt to changing conditions.
  6. Strong integrity, work ethic, and a “roll up your sleeves” approach.
  7. Proficiency in Microsoft Excel and Google productivity tools.
  8. Strong problem-solving and critical-thinking skills.
  9. Genuine enthusiasm and curiosity for retail real estate as an investment class.


Compensation and Benefits:

  • Competitive salary commensurate with experience.

Workplace Type: In-Office

Salary Range: $120,000 - $150,000

Bonus Potential: Year-end performance bonus
