Qualifications:
- Bachelors’ Degree, or combination of education/training with relevant experience.
- 5 years of experience in acquisition, compliance, lease negotiation, law, real estate, or similar/relevant experience.
- Experience reviewing and abstracting leases/agreements.
- Basic knowledge and understanding of FCC Broadcast rules and regulations, a plus.
- Familiarity with legal and contractual terminology; knowledge of engineering terminology, a plus.
- Project management experience with the ability to independently plan, organize, lead, and administrate work and projects.
- Computer skills; advanced knowledge of Microsoft Office products (Excel, Word, Outlook), internet and research skills, and knowledge of SharePoint and Lucernex a plus.
- Proven ability to deal with multiple, simultaneous problems in a systematic, logical manner.
- Strong communication, organizational, and administrative skills.
- Strong ability to reconcile accounts and invoices.
- Excellent interpersonal skills with the ability to develop sincere business/ministry relationships, exhibiting strong negotiation skills.
- Demonstrated ability to work independently, establishing and meeting performance/ministry goals.
- Coordinate the lease administration process from lease execution to rent commencement, with minimal supervision.
- Lease Coordinator III responsibilities include, but not limited to summarization and abstraction of leases, updating, and improving the database with all lease abstracts; renewing/obtaining extensions; negotiation of renewals; communication with landlords; research lease issues and accounting discrepancies; and evaluation and analysis of lease documentation.
- Coordinate assigned lease processes from lease execution to rent commencement, with minimal supervision.
- Work directly with Landlords to procure new leases, renewals and/or renegotiate existing leases with the direction of the VP of Signal Development and support from Leasing Supervisor.
- Responsible for communication to landlords, tenants and vendors for various tasks including negotiating lease terms, securing amendments, notice of renewals/terminations, letters of intent, acquisitions, and dispositions. Assist in proofing legal documents.
- Assist Leasing Supervisor in the creation and implementation of systems and documentation to increase efficiency of department, including spreadsheets, forms, and checklists as necessary.
- Under guidance of Leasing Supervisor, partner with Legal Team to assist in the process of EMF Acquisitions and Dispositions; this includes gathering documents and accounting set up/terminations (lease, utilities, etc.) as necessary.
- Ensure quality control; verify and substantiate data accuracy, e.g., tower site coordinates, landlord contact information, lease term information, and rent payment schedules.
- Partner with Site Development, Legal, Finance, Tax, and other Departments to effectively manage data residing in various databases; assist other departments with contract/leasing questions; research discrepancies and verify validity of documentation in Contracts & Leasing resources.
