As a Maintenance Technician for our property, Briargate Apartments, located in Portage, MI, you will have the opportunity to positively impact our community and our residents by providing a safe, well-maintained and visibly appealing property. This position is responsible for ensuring the property, grounds and equipment are safe and orderly. A successful Maintenance Technician will be self-motivated, provide outstanding customer service, and will take immense pride in their work. The Maintenance Technician must act with a sense of urgency and have an unparalleled passion for service in order to display a commitment of excellence that interprets the Eenhoorn vision and brand. 

Duties and Responsibilities

Apartment Preparation

  • Prepare vacant apartments for new tenants, ensuring they meet move-in and market-ready standards.
  • Perform painting, drywall repairs, and general cleaning to enhance the apartment's appearance.

Repairs & Maintenance

  • Troubleshoot and repair plumbing issues, including sinks, faucets, toilets, water heaters, and garbage disposals.
  • Perform electrical repairs such as replacing switches, outlets, light fixtures, and circuit breakers.
  • Repair or replace HVAC systems, including troubleshooting heating and cooling units.
  • Conduct carpentry tasks such as repairing doors, locks, cabinets, countertops, and flooring.
  • Repair or replace household appliances like refrigerators, dishwashers, ovens, and washing machines.

Preventive Maintenance

  • Perform routine inspections of building systems (HVAC, plumbing, electrical) to identify potential issues.
  • Maintain fire safety equipment such as extinguishers and alarms to ensure compliance with safety regulations.
  • Conduct seasonal maintenance tasks like winterizing pipes or servicing air conditioning units.

Emergency Response

  • Respond within 30 minutes to after-hours emergency calls for issues such as leaks, power outages, or HVAC failures.
  • Be available for on-call rotations during evenings, weekends, and holidays as required.

Groundskeeping & Property Appearance

  • Maintain the exterior of the property by trimming shrubs, removing weeds, planting flowers, and watering plants, as necessary. 
  • Remove trash and debris from common areas to ensure cleanliness.
  • Perform snow removal and salt application during winter months to keep walkways safe.

General Upkeep

  • Ensure communal areas are clean by sweeping, mopping, vacuuming floors, and disposing of trash.
  • Address tenant maintenance requests (“work orders”) in a timely manner while maintaining excellent customer service.
  • Maintain pool and playground equipment, if applicable.

Inventory Management

  • Track inventory levels of maintenance supplies and order replacements as needed.
  • Maintain tools and equipment in good working condition.

Collaboration & Reporting

  • Work closely with property management to report maintenance concerns or suggest improvements.
  • Participate in other projects and activities as assigned, such as renovations or preventive maintenance programs.
  • Document completed work orders and maintain accurate records of repairs.

Education and Experience

  • High School diploma or GED 
  • Vocational training or certification in a relevant field (e.g., HVAC, electrical, plumbing) is highly desirable.
  • Minimum of 2 years of experience in building maintenance or related field
  • Proficiency in plumbing repairs, including fixing leaks, unclogging drains, and repairing or replacing fixtures.
  • Competence in electrical repairs, such as replacing outlets, switches, light fixtures, and circuit breakers.
  • Knowledge of HVAC systems and the ability to perform routine maintenance and minor repairs.
  • Carpentry skills for tasks like repairing doors, cabinets, and flooring.
  • Ability to use hand and power tools safely and effectively.
  • Familiarity with appliance repair and maintenance.

Qualifications and Requirements

  • Valid driver's license required and reliable transportation to respond to emergencies within 30 minutes
  • EPA certification preferred
  • Strong problem-solving skills and attention to detail.
  • Excellent communication and interpersonal skills for interacting with residents and coworkers.
  • Ability to work independently with minimal supervision.
  • Strong organizational skills to manage multiple tasks and priorities effectively.
  • Dependability and reliability in responding to maintenance requests and emergencies. 
  • Must be available for on-call rotations to respond to after-hours emergencies, including evenings, weekends, and holidays

Physical Requirements

  • Must be able to lift up to 75 lbs
  • Capable of bending, twisting, kneeling, and climbing
  • Can reach above shoulder level
  • Able to push or pull heavy objects
  • Capable of standing, walking, and working in various environmental conditions (indoor/outdoor)
