What are the responsibilities and job description for the Director of Maintenance position at Eihab Human Services?
The Director of Maintenance will oversee, inspect, and address the environmental requirements and maintain such standards of all facilities, maintenance and repair of facilities and grounds to preserve and enhance our physical environment. Scope of duties includes addressing maintenance repairs, managing maintenance staff, making site surveys, preparing job estimates and bids, review compliance of safety standards, being the pinpoint person for external vendors.
Shift: Monday through Friday, 8:00 am - 4:00pm, required to be On-Call during off hours.
Essential functions:
- Address all needed maintenance repairs.
- Inspect and approve all work performed by outside contractors and vendors.
- Directs projects (e.g. site repairs/construction, preventative maintenance, etc.) for the purpose of ensuring completion within established time frames, project design and budget.
- Coordinates schedules and special event operations for the purpose of ensuring completion within

- Weekly inspections of all facilities and prepare Survey reports on a regular basis.
- Prepare specifications and job estimates and bids for projects to be performed by outside contractors instead of maintenance department staff.
- Prioritize and distribute work to maintenance staff.
- Manage maintenance staff workload. Review and implement environmental and technical standards, guidelines, policies and formal regulations from OPWDD to meet appropriate requirements.
- Review cost estimates of maintenance and repairs with Executive Director.
- Inspect and ensure that safety, security and emergency procedures are no hindered by any facility
- required repairs or modifications.
- Address agency vehicle needs when warranted. Performs other related duties, as assigned, for the purpose of ensuring the efficient and effective functioning of the work unit.
Qualifications:
- Bachelors degree or equivalent of 7-10 years experience.
- Proven track record of home repairs and maintenance.
- Proven track record of leadership, managerial and supervisory skills and visual acuity for site inspections.
