EJM Development is seeking a commercial property manager, who possesses the skills involved in commercial real estate operations, and will oversee a portion of our 2 million sq. ft. of industrial portfolio. Job duties include, but are not limited to:
Property Maintenance and Management
· Oversee property accounting, direct billing and utility reimbursement
· Oversee site inspections, maintenance and repairs
· Inspect property portfolio on a regular basis for any reportable issues such as: cleanliness, damage, paint needs, safety, landscaping, etc.
· Schedule and monitor property projects, (i.e. Unit turn, TI and sound mitigation, asphalt maintenance, painting, landscape projects, tenant projects, etc.)
· Resolve maintenance issues resulting from inspections or tenant calls
· Issue work orders to building engineer and update CAM budget or tenant reimbursable maintenance repairs
Move-ins
· Oversee the process and timeliness of unit turns to “Move In” ready
· Follow up with vendors and engineer staff on required alterations to the existing space
· Complete move-in packages
Move-Outs
· Oversee the process and timeliness of tenant move-outs
· Identify items of deficiency during move-out walk and obtain tenant’s signature on move-out
· Recover costs for damages or repairs
· Communicate with supervisors to develop strategies to maximize tenant retention
· Complete unit turn budget
Tenant Relations/Improvements
· Conduct regular visits with existing tenants to preserve positive relationships
· Liaise on behalf of EJM by handling tenant inquires
· Review the terms and conditions of tenant leases and communicate any issues to supervisor
· Review new tenant abstracts and start date agreements
· Review tenant aging and work with accounting department as needed
· Assist tenants with legal requests and obtain appropriate documents
· Prepare tenant letter of authorization for TI work upon approval by Supervisor
· Schedule and monitor TI work and prepare tenant billing as appropriate
Reporting
· Review daily deposit report for incoming tenant payments
· Update collection status of tenants in the tenant delinquency
· Review tenant account balances for correct billing
· Budget preparation and CAM reconciliation
· Review and approve accounts payable invoices
· Review and approve tenant billing invoices and work orders
· Review tenant monthly statements prior to distribution
· Review utilities costs monthly
· Schedule and attend annual lender inspections
· Review the operating budget and tenant estimated operating expense sheets
· Review annual tenant operating expense reconciliations
Required Skills and Experience
· 3 years as a Commercial Property Manager
· Bachelor’s degree or equivalent experience
· Exemplary written and verbal skills
· Top notch customer service skills
· General construction knowledge a plus
Technical Skills
· Proficient in Microsoft Office (must have proficiency in Excel and Word)
· Yardi a plus but not required
