Job Summary:
The Apartment Maintenance Technician is responsible for performing routine and emergency maintenance tasks to ensure the overall upkeep and safety of the apartment community. This role involves troubleshooting, repairing, and maintaining HVAC, plumbing, electrical, and mechanical systems, as well as handling general building and grounds maintenance.
Key Responsibilities:
- Perform routine inspections, preventive maintenance, and repairs on apartment units and common areas.
- Respond promptly to maintenance requests and work orders from residents and management.
- Diagnose and repair issues related to plumbing, electrical systems, HVAC, appliances, and carpentry.
- Conduct minor repairs on doors, windows, flooring, locks, and other structural elements.
- Assist in maintaining the property’s exterior, including landscaping, trash removal, and snow removal (if applicable).
- Ensure compliance with safety regulations and company policies.
- Keep accurate records of repairs, maintenance work, and inventory of supplies.
- Assist with apartment turnovers, including painting, cleaning, and general maintenance between tenants.
- Coordinate with vendors and contractors when specialized repairs are needed.
- Provide excellent customer service to residents and maintain a professional demeanor.
Qualifications & Skills:
- High school diploma or equivalent; technical or vocational training is a plus.
- Previous experience in apartment or property maintenance preferred.
- Basic knowledge of plumbing, electrical, HVAC, and general repair techniques.
- Ability to use hand and power tools safely and efficiently.
- Strong troubleshooting and problem-solving skills.
- Ability to work independently and as part of a team.
- Good communication and customer service skills.
- Physical ability to lift heavy objects, climb ladders, and perform manual labor as needed.
- Availability to work on-call hours for emergency maintenance requests.
Work Environment & Schedule:
- Work may involve exposure to outdoor elements, heights, confined spaces, and chemicals.
- May require evening, weekend, and holiday shifts as needed.
- Must be able to respond to emergency maintenance requests.
Job Type: Full-time
Pay: $20.00 - $24.00 per hour
Expected hours: 40 per week
