Qualifications
Bachelor’s degree Construction Management
Demonstrated computer proficiency (MS Office – Word, Excel, and Outlook)
Excellent verbal and written communication skills
ESTIMATING RESPONSIBILITIES
Research publications and web-sites for project advertisements.
Demonstrated computer proficiency (MS Office – Word, Excel, and Outlook)
Arrange for purchase, delivery, pick-up and / or printing of plans and specifications.
Complete all bid submittal requirements including : order bid bond, complete non-collusion affidavits, company information, fill out envelope, fulfill DBE bidding requirements if applicable, obtain all required notaries and / or signatures.
Prepare bid estimate on excel and on paper.
Review plans and specifications thoroughly to gain understanding of project.
Conduct quantity take-offs, verify quantities.
Communicate with engineers and / or owners any questions / clarifications of plans and specs.
Advertise to subcontractors and suppliers by completing bid requests.
Analyze subcontractors and suppliers bids for completeness and compliance with bid docs.
Review bid with fellow project manager, superintendent, and / or president.
Hand deliver, fax or e-mail bid prior to bid deadline.
Prepare cost estimates for any change-orders or additional pricing while project is underway.
PROJECT MANAGEMENT RESPONSIBILITIES
Assign job numbers and cost codes to awarded projects in excel and explorer.
Obtain payment / performance bonds & certificates of insurance if required and submit to owner.
Communicate to secretary job folder needs.
Get all required permits for project. Including grading, NPDES, DNR, and traffic.
Select and inform subcontractors and / or material suppliers to be used on project.
Prepare subcontract agreements and request certificates of insurance for selected subs.
Provide plans and specifications to subcontractors and / or suppliers and request submittals.
Review and forward submittals to engineers for approval.
Complete a project schedule using Microsoft Project, showing major work items & milestones.
Arrange for and attend in-house and public pre-construction meeting prior to project start.
Assign foreman to project after meeting with superintendent and / or president.
Convey to superintendent and project foreman vision of project completion within budget.
Coordinate delivery of materials to job-site.
Meet weekly with owner and / or engineer to discuss schedule, deliveries, milestones or changes.
Track project production and costs weekly, convey results to superintendent and foreman.
Review and approve all subcontractor and / or material invoices for payment.
Complete and submit monthly estimate of work completed and / or review engineers pay estimate.
Prepare monthly invoices for all projects.
Complete T&M billings on a weekly basis.
Ensure invoices are paid within 30 days.
Organize the completion of project punch-list.
Collect final payment from owner (retainage if applicable).
