The Property Manager will oversee HOA administration and property & resort operations at the property per the requirements of the HOA governing documents. Responsibilties will include managing a staff, contracted vendors, and the aesthetic and financial standards of the property to meet HOA, owner and guest expectations. Collaborate with other Elevated Properties staff on management of short-term rentals, home care agreements and budget goals. The Property Manager will oversee all aspects of operation, including overseeing budgets and financial forecasts for services, inventory, projects, and all aspects of the property operation. Coach, motivate, and train departmental managers to develop their leadership skills and ensure exceptional quality and service.

Responsibilities:
1. Lead employees by example.

Nurture a hospitality mindset with the staff to meet the high-end needs of owners & guests. Develop processes to enable staff to provide excellent customer service. Develop relationships of trust and respect with the owners & guests.

2. Enable people to excel at their jobs.

Hire, promote and retain excellent staff. Ensure staff scheduling, training, preparation, and requirements for day-to-day responsibilities are complete and understood through planning and communication with the staff. Ensure the expectations of the owners & guests are aligned with staff operations.

3. Facilitate the enjoyment of the property’s amenities and services.

Manage a guest service team (front desk, concierge, and shuttle) that will steward resident experience from check-in to check-out. Ensure the Front Desk operates according to the schedule required by the HOA for each season. Oversee owner and guest check-in, check-out, and assist with needs throughout the stay, including mail & package delivery and helping to communicate maintenance, housekeeping, and outside vendor requests. Oversee Concierge services for owners & guests including making reservations, planning activities and dining, and corresponding with vendors, owners, and guests accordingly. Oversee the shuttle service for transportation from resort to ski area and in-town activities. Ensure the amenities including pool, spa, game room and fitness center are prepared for guest access.

4. Manage reservations and maintain quality standard for each residence.

Coordinate reservation bookings per the HOA rules and assist the owners with storage of personal gear. Oversee the housekeeping and maintenance of the residences per the HOA rules and owner expectations. Evaluate the fixtures and furnishings of the unit interiors and coordinate between the HOA and owners to procure and replace those items that have reached end of life.

5. Manage a Housekeeping team.

Ensure the common areas of the property, including amenities, are clean and ready for use. Ensure the interiors of EP rental units and home care agreement units are clean, stocked and set per the owner’s expectations.

6. Manage a Maintenance team.

Ensure the common areas of the property, including amenities, unit exteriors, roadways and landscapes are maintained per the HOA rules and owner expectation. Ensure the interiors of EP rental units and home care agreements units are maintained and functioning per the owner’s expectations. The in-house Maintenance team will be responsible for light maintenance tasks including trash removal, weeding, battery & bulb changes, and initial diagnostics of structural issues, appliances & utility systems. Requires on-call presence 24/7 as needed.

7. Collaborate with the Elevated Properties sales team.

Support growing, marketing and executing short-term rental business.

8. Manage vendor relationships and quality of work.

Evaluate the maintenance and housekeeping needs of the property (common elements and unit interiors), compare the needs to budgets and in-house capabilities, and facilitate decision making on what services to outsource to third party vendors and the selection of those vendors. Schedule and quality check the work completed by third party vendors for maintenance, including: snow removal, roofing, landscaping, window washing, painting & staining, and technical / specialized maintenance services.

9. HOA Administration.

Maintain the HOA’s records and documents. Support the evolution of the HOA governing documents. Attend and facilitate Board meetings. Oversee management of meeting documentation (agendas, minutes, etc.). Assist in budget development, financial audits and the billing & collections of dues. This role will have a responsibility to help meet operational budget targets and plan capital improvement budgets. Enforce the HOA policies and directions for property operations and rule violations. Provide the required and requested documentation and information to accompany real estate sales transactions.

10. Coordinate with other employees at Elevated Properties on finance and accounting. Document and record purchase transactions resulting from the other job responsibilities. Support the creation of financial statements (for the HOA and EP rental units) that enable the stakeholders to understand the operational finances.

Qualifications:
- Bachelor’s degree in business, hospitality or other applicable discipline.

- Three to five years of hospitality supervision or related experience is required.

- Excellent leadership skills with the ability to inspire and motivate teams.

- Excellent interpersonal and communication skills for interaction with staff, owners, guests, vendors, and others. Fluency in speaking and writing English required; Spanish fluency preferred. Comfortable speaking in public.

- Strong project management skills with the ability to prioritize tasks and meet deadlines. Organizational and problem-solving skills required.

- Proficiency in Microsoft Office and computer aptitude required.

- Ability to maintain a professional demeanor at all times. Ability to multi-task and work positively in stressful situations. Listening to and understanding multiple points of view while retaining a respectful confidence and adherence to the organizational rules.

- Majority of work occurs inside in a temperature-controlled environment but also includes work outdoors in all seasons. May have exposure to chemicals and fluctuating temperatures.

- Must have strength and stamina for prolonged walking and standing. Must be able to climb and work off ladders. Ability to lift and carry 25 lbs. Weekends, Holidays, and on-call shifts as necessary.

- Must be able to pass background check.
