Duties and Responsibilities
- Oversee and manage the completion of unit turnovers, construction, and rehabilitation projects, ensuring they are completed on time and within budget.
- Oversee the work of technicians and contractors, ensuring deadlines, safety, and quality standards are met.
- Perform necessary minor repairs or maintenance to ensure the property meets move-in standards.
- Work closely with Property Managers to ensure customer and client satisfaction
- Schedule, coordinate and manage vendors and contractors, and conduct quality control inspections and final walkthroughs to manage schedules.
- Identify and resolve problems, develop corrective solutions, and recommend process improvements for more efficient turnovers.
- Ensure projects adhere to the defined scope of work, budget, and timeframes while tracking expenses and preventing budget overruns.
- Prepare rental units for “Rent Ready” status and local/municipality inspections, ensuring compliance with property standards and regulations.
- Maintain organized documentation and detailed records, including work orders, timelines, expenses, and completion reports.
- Communicate effectively with owners, property management, tenants, contractors, and other stakeholders, providing updates and addressing concerns.
- Demonstrate general knowledge of plumbing, HVAC, and electrical systems to troubleshoot and oversee necessary repairs.
- Ensure all work meets safety regulations and compliance standards, including OSHA guidelines and local building codes.
- Respond to emergency situations and after-hours maintenance issues as required under the on-call policy.
- Uphold "Elite" level customer service standards, ensuring a positive experience for all tenants and stakeholders
- Utilize property management software or digital platforms to track projects, submit reports, and maintain accurate records.
- Other duties as assigned or needed
- 3-5 years of Construction Knowledge (HVAC, Electrical, Plumbing, Carpentry)
- Valid Drivers License
- Associates Degree or Trade School Background in Construction or Project Management
- 2-3 years in a supervisory or management role
- Certifications preferred, but not required
- Required to provide tools
- Bilingual preferred
- Background check required
- AppFolio or PM software experience highly preferred
- HVAC/Plumbing/Electrical experience highly preferred
