Position Summary: Provide assistance in the care of the facility buildings and grounds by performing a variety of skilled and unskilled maintenance and repair duties in assigned maintenance operations, which may include outdoor areas, lighting, facilities, common areas, hallways, and resident rooms.
Essential Job Functions:
Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate
Repairs or replaces defective equipment parts, using hand tools and power tools
Inspects drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions, following checklists
Assembles, installs or repairs wiring, electrical and electronic components, pipe systems and plumbing, machinery and equipment
Diagnoses mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary
Cleans and lubricates shafts, bearings, gears, and other parts of machinery
Dismantles devices to access and remove defective parts, using hoists, cranes, hand tools, and power tools
Performs preparatory work for maintenance activities, including gathering equipment, materials, and supplies, loading and unloading materials, and laying out materials and equipment for projects
Performs a variety of routine physical labor tasks, depending upon the area of assignment, including posting general notices, pulling weeds, picking up litter, raking leaves and debris, planting, replacing light bulbs, and moving furniture
Performs cleanup at the end of the day or when the job is completed, including picking up tools, spills, and debris cleaning work areas, and performing touch up work as needed
Sets up meeting areas for meetings and events
Reports any issues or problems that may arise to the Plant & Maintenance Supervisor
Complies with state, federal, and all other applicable health care and safety standards
Attends in-services and other required meetings
Assists families and other visitors as needed
Performs other duties and tasks as assigned
Work Environment & Physical Activity:
The employee is frequently required to wear protective clothing
The employee may be required to work outdoors in all weather conditions and with exposure to traffic and potentially hazardous conditions
The employee may be exposed to bodily fluids and odors, dust, or fumes
The noise level in the work environment is generally moderate, with the potential for the noise level to increase to loud when using tools and equipment
While performing the duties of this job, the employee is frequently required to talk or hear, stand, walk, sit, stoop, kneel or crouch, use hands to grasp, manipulate or feel objects and reach with hands and arms. The employee is occasionally required to taste or smell. The employee must possess strength, stamina, and mobility to perform heavy physical work
The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds without assistance. The employee occasionally must lift up to 100 pounds with assistance
Specific vision abilities required by this job include close vision, distance vision, color discrimination, peripheral vision, depth perception, and the ability to adjust focus
Experience & Qualifications:
High school diploma or equivalent; minimum of 1 year of previous experience in a maintenance position; or an equivalent combination of education and experience
Previous experience in long-term care or hospital setting preferred
Knowledge of machines and tools, including their designs, uses, repair, and maintenance
Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures such as highways and roads
Performance of routine maintenance on equipment and determining when and what kind of maintenance is needed
Repairing machines or systems using the needed tools
The ability to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate, or assemble very small objects
The ability to quickly move your hand, your hand together with your arm, or your two hands to grasp, manipulate, or assemble objects
Observes safety and security procedures; reports potentially unsafe conditions; uses equipment and materials properly
Follows policies and procedures; completes tasks correctly and on time
