Elkhorn Capital Partners is a real estate private equity firm focused on the acquisition, management, and strategic repositioning of multifamily properties in the South and Midwest, with current investments primarily in Oklahoma City and Tulsa. Our portfolio targets workforce housing assets, often in distressed or special-situation acquisitions where new strategic capital and active management can unlock value.

Elkhorn’s founding partner is a former hedge fund manager who redirected his focus years ago to hard assets, applying a macroeconomic view to inform investment decisions. As a principal-side operator, Elkhorn manages assets directly through a wholly owned property management subsidiary of approximately 50 employees. Despite our growing footprint, our leadership team remains lean and dynamic, providing an environment where all team members work together to enhance portfolio performance.

ROLE & RESPONSIBILITIES

As a Real Estate Private Equity Analyst, you will be involved in all aspects of Elkhorn’s investment and asset management processes. Specific responsibilities include :

Acquisition Underwriting

  • Conduct initial reviews of new multifamily acquisition opportunities, including financial modeling and market analysis.
  • Assist with due diligence efforts such as rent roll analysis, competitive set reviews, and operating expense audits.

Portfolio Expense Analysis & Management

  • Collaborate with the leadership team to review the firm’s $9M annual expenses and identify areas for smart, sustainable cost reduction.
  • Propose and evaluate opportunities for vertical integration—replacing third-party vendors with in-house solutions where appropriate—to optimize NOI.
  • Implement monitoring protocols to help detect and prevent fraud.
  • Investor Relations Support

  • Contribute to quarterly investor updates, summarizing asset performance, market trends, and strategic initiatives.
  • Participate in investor meetings alongside principals, providing analytical insights and operational updates.
  • Asset & Market Research

  • Travel periodically to visit existing properties, assess potential acquisitions, and research new markets.
  • Gather on-the-ground intelligence and collaborate with property management teams to refine business plans and identify operational improvements.
  • Dynamic Team Environment

  • Operate collaboratively across different functions (acquisitions, asset management, operations, investor relations).
  • Embrace a “no job is too small” philosophy, taking on varied tasks to support the overall performance of the portfolio.
  • QUALIFICATIONS & REQUIREMENTS

    Education & Credentials

  • Bachelor’s degree in Finance, Economics, Real Estate, or a related field.
  • MBA or CFA preferred, but not required.
  • Technical & Professional Skills

  • Excel power-user for detailed financial modeling.
  • Minimum of 2 years’ experience underwriting multifamily assets.
  • Familiarity with real estate accounting and property management software (AppFolio experience is a plus).
  • Conversational proficiency in Spanish is a plus.
