Floating Maintenance Technician

As a Floating Maintenance Technician you will report to a Regional Maintenance Supervisor who will act as your leader. As in any athletic sport, as a key player on the team, your goal is to deliver an incredible game and win. As a Service Technician you will be asked to manage the long term sustainability and quality of the community while working with your Service Supervisor to execute the strategy of the owner. You will be asked to assist in effectively managing the community's reputation, ensuring a clean, safe environment and working to provide a better than expected place to live while gaining the trust and respect of the residents. You will be asked to work with your Service Supervisor to find effective and creative solutions to manage expenses. You will be the primary communication with the existing renters and your efforts will determine how many will choose to renew their lease on an annual basis. Ø Address issues with landscaping and snow/ice removal Ø Communicate effectively with residents and coworkers even in difficult situations Ø Provide exceptional customer service Ø Perform service requests correctly and in a timely manner Ø Operating computers and other technological devices to access email, and company utilized software Ø Successfully execute Elmington's non-negotiables related to service work orders and vacant unit turns Essential Functions of Your Role Include, but are not limited to: Ø Effective communication Ø Maintain the physical condition of the property Ø Utilize hand tools and power tools Ø Physically inspect the property in its entirety Ø Building maintenance and repairs Ø Responding to issues outside of normal work schedule when required Ø Accurately reporting all time worked by clocking in before beginning to work and out only when done working Ø Following all company policies and procedures Physical Demands and Work Environment Ø Constantly performing hands-on repairs/maintenance work Ø Frequently lifting and transporting up to 50 pounds variable distances Ø Regularly required to talk or hear Ø Mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of nine feet. Ø Frequently required to use hands or fingers to handle or feel objects, tools or controls Ø Frequently required to climb or balance, stoop, kneel, crouch or crawl. Ø Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus Ø The noise level in the work environment is usually moderate Ø Temperature in the workplace is varied, the ability to withstand lengthy periods of time in seasonal cold and heat of the outdoors is necessary.
