Assistant Property Manager role with a real estate investment and management firm. Position will join a team and assist with first party management of an office building in San Francisco and an office campus property in Palo Alto (around 5000K sq. ft.). Will sit in San Francisco 3 days a week and sit in Palo Alto 2 days a week. MUST HAVE commercial property experience. Sits onsite, in office daily, $70K - $80K DOE annual bonus potential strong benefits.
First Shift (Monday through Friday from 08 : 00am to 05 : 00pm)
Coordinates building access to brokers, tenants, and vendors.
Responsible for building and maintaining relationships with tenants and vendors.
Assists with site inspections including vendor site visits, appraisal tours, and lender inspections.
On call for fire alarms and other property emergencies.
Oversee service contracts, purchase orders, and work authorizations.
Responsible for ensuring code compliance and proper equipment maintenance for all properties.
Actively participate in operations meetings.
Coordinate tenant appreciation events,
Assist with CAM reconciliations & CAM Estimates.
Prepares license agreements, telecommunication agreements, approval memos, and legal notices (such as 3-day notices)
Assists in reforecasting of property budgets (simple, corporate allocations)
Conduct quarterly property inspections, including MRI input.
Documenting and processing risk management insurance claims.
Assist with tenant chargebacks and adjustments and associated backup documentation processing.
Assist with financial reporting when needed including : Review and approve of property accounts payable invoicesAssist with a variety of accounts receivable functions, such as delinquency calls and letters, payable applications, and delinquency notes Assist in monthly reporting process, including ledger review and making expense accruals
