The Maintenance Technician will report daily to the customer Facility Manager, providing quality workmanship and high work standards to maintain a professional working environment. Primary responsibilities include responding to building operational concerns, performing general maintenance of equipment, and knowledge of minor plumbing, carpentry, painting, electrical, flooring, and various general tasks.
Essential Duties and Responsibilities:
- Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.
- Conducts "shift rounds" (regular checks of systems and equipment to identify issues, and document systems and equipment performance).
- Competently maintains, troubleshoots, and performs equipment repairs, communicating effectively with the client Facility Manager to determine service needs.
- Performs general maintenance activities, clean up, table/chair set ups, sign making, assisting other technicians, moving and re-arranging of furniture and electronic equipment, etc.
- Minor electrical work replacing light bulbs, ballast, lenses, wall outlets and switches.
- Performing corrective maintenance work requests such as replacing floor tiles, carpet tiles, ceiling tiles, sheetrock, spackling, painting, repair furniture, vertical blinds, locks, etc.
- Assist the team in maintaining, operating and troubleshooting the HVAC heating, ventilating, air conditioning, air handling units, data room cooling units and general maintenance issues.
- Installs, maintains and repairs minor plumbing/piping, toilets, urinal, sinks, sensors for automatic flush kits, drains, associated equipment and components located in the interior and exterior of the building.
- Conducting routine and on-going assessments of the building system operations.
- Performing exterior rounds & inspections while ensuring the property is free of trash and debris.
- Documents work results in the work order system accurately and timely.
- Communicate effectively with coworkers, customers and customer staff; assuring that all aspects of a work request are understood.
Qualifications:
- High School diploma (or equivalent) required. 2 years of training through an accredited trade school or college; certificate/degree preferred.
- 3-5 years previous facilities maintenance experience and/or training required. An equivalent combination of training, education, and maintenance experience is acceptable.
- Must have an Active Security Clearance OR the ability to obtain a secret clearance to qualify for position.
- EPA approved CFC certification is a plus.
