What is it all about
EMCOR Services Team Mechanical’s Project Manager is responsible for planning, directing, coordinating, budgeting activities and financial reports concerned with the construction or maintenance projects. The Project Manager participates in the conceptual development of a project and oversees its organization, scheduling and implementation.
Some of the activities for this position are listed below:
- Work with Superintendents, Foremen and Journeymen to plan, organize and direct activities concerned with projects.
- Establish project objectives, policies, procedures and performance standards within boundaries of company policy and contract specifications.
- Confer with supervisors and union personnel to discuss such matters as work procedures, complaints and problems.
- Monitor and control project through administrative direction of on-site union personnel to ensure project is completed on schedule and within budget.
- Investigate potentially serious situations and implement corrective measures.
- Represent company in project meetings and attend strategy meetings.
- Work with contract administrator to manage financial aspects of contracts to protect company’s interest and simultaneously maintain good relationship with the customer.
- Manage the requisition of supplies and materials to complete project.
- Formulate reports concerning such areas as work progress, costs and scheduling.
- Work with engineers to produce shop drawings from architectural drawings.
- Collaborate with the Superintendent as well as other departments in the acquisition of tooling, materials, equipment, etc. to complete the project.
- Collaborate with the Superintendent and Safety personnel to develop project-specific safety plans.
- Communicate the company's core value of safety and project-specific safety requirements, goals, and objectives
- Develop project schedules in collaboration with the Superintendent and in compliance with customer requirements, deadlines, and/or milestones; develop mechanisms to track schedule progress in the field; and updates the schedule regularly.
- Communicate schedule updates and any schedule slippage remedies to the customer and gains approval including any compensation component.
- Provide forecasts to the customer and participate in forecast/budget meetings as required.
- Develop project budget based on the estimate/proposal including the budget breakdown by task and appropriate tracking units and develop cost codes for tasks/units.
- Review subcontractor proposals for completeness and scope coverage.
- Furnish information to the Contract Administrator to complete subcontract agreements including scope of work, pricing, and customer-specific requirements.
- Negotiate and approve subcontract scope changes in accordance with all customer contract requirements (i.e. the prime contract conditions which flow though the subcontract).
- Manage divisional Work In Progress (WIP) statistics and report on WIP statistics at monthly financial meetings.
- Develop and distribute subcontractor RFPs based on scope of work and develop bid schedule.
- Develop RFP deliverables for a complete bid package including safety plans, execution plans, quality plans, environmental plans, and other plans as required by the customer.
What you bring
- Ability to read and understand construction drawings and P&IDs.
- Must have knowledge of the appropriate codes and standards which govern design and operating requirements.
- Proven ability to successfully manage assigned projects that meet or exceed project schedule and cost estimate.
- Strong knowledge of scheduling software, MS Office (including Access and Excel) and project accounting software, COINS preferred
- High school diploma or equivalent required. Bachelor's degree in Construction Management or related field preferred.
- Strong communication skills.
- Must be highly trustworthy and able to handle confidential information.
- Demonstrated exceptional planning, analytical and problem solving skills along with the ability to function effectively in a demanding environment and work on multiple projects simultaneously.
- Mathematical and Mechanical knowledge is required.
- A willingness to travel to job sites in the region.
