What are the responsibilities and job description for the Mortgage Loan Closer position at Empeople Credit Union?
ESSENTIAL FUNCTIONS:

- Reviews data entry and all submitted documentation for accuracy to include but, not limited to title commitments, surveys, sales contracts, MI certificates, hazard and flood insurance, and property taxes.
- Obtains and updates any missing or inaccurate documentation from the member, closing agent, processor, or loan officer to ensure compliance with underwriting, investor and credit union requirements.
- Prepares and generates the initial closing disclosure for members and sends via Encompass esign, DocuSign or US mail.
- Sends preliminary mortgage documents to the attorney/settlement agent for review. Balances closing attorneys/settlement agent figures within Encompass to ensure accuracy of members bottom line
- Orders closing documents and final closing disclosure and reviews for accuracy and compliance with RESPA and Regulation Z, to include verifying tolerances are within guidelines and disclosed fees.
- Sends closing documents to attorney/settlement agent as wet sign, hybrid or eclose document packages.
- Prepares internal wire request and funding forms and ensures funds are wired and available to the attorney/settlement agent the day of loan disbursement.
- Maintains a closing calendar and task pad within Outlook and coordinates and communicates with all pertinent parties at each step of the transaction.
- Sends final mortgage documents to members and Mortgage Originator, as needed.
- Responds promptly to general closing questions from loan officers, processor, AVP’s, post-closing, attorneys/settlement agents, and accounting.
- Provides backup support for other closing team members.
- Serves members by answering all inquiries regarding closing issues, scheduling and post-closing inquiries.
- Refers credit union products and services based on member needs.

QUALIFICATIONS:
Knowledge Of:
- Credit Union’s products and services
- Credit Union policies and procedures pertaining to loan servicing
- Real Estate underwriting criteria
- TILA/RESPA Integrated Disclosure rule
Ability To:
- Utilize the credit union's data processing capability in loading new loan information in the system.
- Operate the kinds of office equipment normally found in a lending operation, such as: typewriter, adding machine, telephone, fax machine, photocopier, and personal computer.
- Operate a PC using the following software applications Windows, Outlook, Excel, and Word
- Accurately process a steady workload under strict time constraints
- Process Real Estate Loans
- Understand and interpret information required to remain in compliance with secondary market underwriting criteria, credit union policies, Regulations X, and Z, and all other rules/regulations pertaining to consumer real estate loans.
REQUIRED EDUCATION AND EXPERIENCE:
High School diploma or General Education Degree, compliance training, consumer credit and lending experience plus three years of related experience and/or training.
OTHER SKILLS AND ABILITIES:
- Requires general knowledge of the mortgage lending industry.
- Good communication skills and professional telephone manner.
- Able to work with numbers, spreadsheets and large amounts of data.
- Organized, self-starter, innovative and team oriented.
- Effective human relations skills in order to establish and maintain positive and productive working relationships with all Empeople Credit Union staff members and management.
