The Sr. Resident Experience Management (SREM) is responsible for the cash management, Resident Experience, and Process Development & Improvement. This position provides leadership and daily management over a team responsible for Resident escalations, rent collections, communications and mailings related to delinquencies, eviction management, HOA escalations, and final billing information collection. As a member of the Leadership Team, the SREM will work collaboratively with other teams to accomplish growth.

Key Responsibilities include:

  • Responsible for maintaining a high degree of customer service and competency level in all resident interactions; phone or email, formal written communication, or in person
  • Performs all cash management functions for assigned homes
  • Proactively work to ensure timely rent collections
  • Ensures possession of assets takes place timely in the event of non-payment

Leadership

  • Ability to inspire others to work toward a common goal by engaging and empowering staff
  • Leads and supports team through times of change and solicits input from team to form and adjust strategic plans
  • Provides regular feedback and coaching to direct reports in a manner that encourages the desired behavior
  • Collaborates with cross-functional peers on best practices and takes on lead roles for special assignments as they arise
  • Meets with direct reports on a regular basis and deals with issues and problems in a proactive manner
  • Balances positive feedback and praise with appropriate corrective discussions, as needed

Cash Management and Rent Collections:

  • Performs all cash management functions for assigned homes
  • Ensures that resident collections processes are followed as it relates to Accepts resident payments made in person at physical office location, as available
  • Proactively works to ensure timely rent collections
  • Ensures possession of assets takes place timely, in the event of non-payment
  • Reviews and closes service requests to validate charges are allocated appropriately

Residency and Service:

  • Ensures that Posts various notices at homes, when needed
  • Conducts occupancy checks, when needed
  • Validates resident charge backs as it relates to service work orders in Appfolio and communicates with Service team to ensure work orders are completed to meet resident expectations.
  • Confirms management of HOA violations and resident chargebacks, and collects violations info.
  • Ensures move-out statements for all residents are completed at time of move-out within the state required time frames. Validates charges and ensures that security deposits in escrow accounts are balanced.

Financial Performance

  • Maintains intimate awareness of market/industry conditions and trends
  • Establishes environment that promotes teamwork and cohesion with team in order to drive P&L performance
  • Enforces policies to enable assigned portfolio to function according to quality standards and operating objectives
  • Assists DPM in driving optimal P&L performance of assigned portfolio: assist in establishing budgets, ensure adherence to budgets, and report on variances in deviations from approved budget
  • Strives to meet goals and helps communicate goals to staff, and helps create contingency plans, as necessary to ensure budget is on target
  • Works closely with DPM to ensure corporate initiatives are met
  • Maintains <2% delinquency (specific metrics may be adjusted based on portfolio performance)
  • Analyzes processes and procedures to ensure optimum efficiency levels
  • Conducts periodic inspections and follow up calls to residents to ensure standards of home care are maintained and the Company’s customer care program is executed
  • Ensures that all resident responsibilities are accounted for on resident ledgers and collections are made in a timely manner
  • Manages an efficient resident eviction process

Innovation, Compliance, and Reporting:

  • Ensures that the policies and procedures are followed
  • Ensures compliance with guidelines and stipulations of the Property Management Agreement
  • Assists in creation and circulation of weekly, monthly, quarterly and annual reporting
  • Carries out other duties as assigned that are in the best interests of the company
  • Ensures compliance and improvement on internal operational audits

Human Resource Management responsibilities include:

  • Recruits, hires, and trains qualified, dynamic, high performance property management teams
  • Provides supervision of staff, set goals and holds people accountable for results
  • Coordinates activities to maximize the efficiency of all processes
  • Develops team and is focused on succession plan within group
  • Ensures that all training requirements are completed timely
  • Ensures that employees all have goals and receive regular feedback on their performance
  • Provides performance management of personnel including, reviews, corrective action, mentoring, training, development plans and performance improvement plans

Skills:

  • Demonstrate strong organizational skill in managing timely collections of rent, fees and billing information
  • Ability to communicate clearly and consistently with residents regarding expectation of timely payment
  • Demonstrate strong understanding of how to manage the eviction process through Salesforce to efficiently complete all actions required

Abilities:

  • Ability to build and maintain positive relationships internally and externally
  • Project confidence in interacting with residents and displays professional presence at all times
  • Ability to handle conflict resolution in a professional manner
  • Possesses strong organizational skills and is detail oriented
  • Ability to thrive in a dynamic, fast-changing, growth environment
  • Attention to detail with strong proven ability to follow up and collect on delinquent rent
  • Interacts well in person and through technology with co-workers, team members
  • Excellent oral and written communication skills
  • Honest, ethical and able to maintain confidentiality in a business setting when necessary and required
  • Ability to work a flexible schedule which may include evenings and weekends from time to time

Knowledge:

  • Computer literacy, ability to comfortably navigate new technology and competency in MS Office a must
  • Previous use of property management software is desired
  • Real Estate License a plus or willing to obtain in 90 days.
  • Knowledge of Landlord Tenant Act and city, county, state laws and ordinances.
  • Must have a valid Driver’s License

Job Type: Full-time

Pay: $65,000.00 - $70,000.00 per year
