Endeavor Agency’s client is seeking an accomplished Commercial Property Manager or Senior Commercial Property Manager to oversee a portfolio of Industrial assets in the the Mountain West Area (Phoenix, Albuquerque, SLC). The position is remote, however the candidate must be located in either SLC or preferably Phoenix.
The ideal candidate will be a good communicator, excellent hands-on problem solver, familiar with building systems, possessing strong customer service orientation, highly organized and detailed oriented. Candidate should exhibit good judgement in making decisions and setting priorities with a sense of urgency and scope of solutions. Candidate should have at least 6 years of successful track record in managing commercial properties.
Essential Functions of this role include:
• Maintain the properties within the portfolio in a professional manner and resolve property management issues in a timely fashion.
• Monitor the financial performance of the properties/portfolio. Complete monthly financial reporting (variance comments, AR analysis, general review).
• Complete and manage property budgets.
• Monitor and collect rent and additional rent charges, following up with tenants as-necessary.
• Ensure adherence to owner’s policies and procedures.
• Partner with leasing professional to resolve leasing issues and maximize NOI and occupancy.
• Execute on capital project planning, implementation and management across the properties/portfolio.
Responsibilities:
• Provide tenant and property management to the portfolio of properties.
• Conduct routine property inspections to prevent and identify problems, risks and exposures.
• Complete, review and implement operating and capital budgets working closely with the asset management and accounting teams.
• Coordinate and manage vendors and contractors for routine, emergency and planned work/projects.
• Complete AR review and collection efforts.
• Ensure lease term compliance with all tenants.
• Ensure compliance with codes, regulations and government agency directives.
• Assure optimal functioning of building life safety and security systems.
Qualifications:
• Property Management and Commercial Real Estate experience required.
• Strong written and verbal communication skills with the ability to work independently and as a team member.
• Strong tenant relations with conflict resolution skills.
• Detailed oriented, analytical and literate with computer applications and systems.
• Comprehensive understanding of building code, laws and regulations for markets served.
• Computer/software skills to include: Yardi, Kardin, Microsoft Office (word, excel, outlook, etc.).
