Job Responsibilities:
Endeavor Development is seeking a highly motivated team player to join our creative and growing team. The Development Associate reports directly to the Senior Development Manager and is responsible for the day-to-day operations for supporting key development activities, such as site acquisition, entitlements, underwriting, land planning, design, construction, financing, lease-up, and all other aspects of development. This involves working closely with the company’s Development Managers, Property Managers, and Principal, directing consultants, and managing development project budgets and schedules to help execute the company’s development pipeline and goals.
The ideal candidate has an associate or bachelor’s degree with an emphasis in business, finance, real estate, or related field, with 0 to 3 years of work experience in commercial real estate.
Essential Duties & Responsibilities of a Development Associate:
· Work with Development Managers to establish and maintain project budgets and schedules
· Obtain third-party bids and obtain budget approval from Development Managers
· Engage and direct the design team and other project consultants
· Coordinate major design decisions with the Development Manager
· Track project key performance indicators and report them to team
· Alert Development Managers to project bottlenecks and issues that could impact the project budget and schedule
· Prepare and submit applications to cities and regulatory agencies
· Create project financing packages for debt and equity
· Facilitate meetings between project team members and consultants
· Prepare draws packages for developments under construction
· Travel to project locations to conduct site observations and/or meet with consultants
· Coordinate response to requests for proposal (RFPs) in tandem with Development Managers and leasing consultants
· Track, compile and distribute relevant market data (lease, sale and land comps, etc.) to team members and maintain database of market research (e.g., update Google Earth)
· Assist Property Managers with various property management related tasks
Required Knowledge, Skills & Abilities:
· A creative problem-solver who knows when to act independently yet consults the team when necessary and well in advance of issues
· Strong attention to detail, specifically the ability to schedule and manage multiple priorities and work successfully in a fast-paced environment with tight deadlines
· Must be proactive and take initiative to create processes for increased efficiency
· Strong interest in learning financial analysis, real estate return metrics, terms, structures, and legal agreements used in real estate transactions
· Ability to plan and schedule workload to meet deadlines, prioritizing according to risk and urgency most efficiently
· Proficient in Microsoft Excel, Word, and PowerPoint for the specific purposes of working in financial models and creating offering memorandums
