We are looking for a talented, reliable, trustworthy, hardworking, detail-oriented Maintenance Technician to join our maintenance team at Rock Creek Apartments. In this position, you will report directly to the Property Manager with your chief responsibility being to preserve the excellent condition and functionality of the community and grounds. Your duties will include but not limited to maintaining pristine grounds and interiors, scheduling and conducting timely repairs for residents and management, turn apartment homes with high standards for smooth move ins for new residents, maintaining inventory, and developing/implementing preventative maintenance procedures.
The ideal candidate will be a jack-of-all-trades, with in-depth knowledge of maintenance task such as; landscaping, electrical, plumbing, HVAC, basic tool use and appliance knowledge. To excel in this position, you must be a professional individual with outstanding problem-solving skills, exceptional communication with management, residents and prospective residents and superior organizational skills.
Maintenance Technician Responsibilities:
- Inspect buildings, equipment, and systems to identify any issues.
- Keep the community clean and pristine inside and out daily
- Inspecting property throughout the day and picking up any trash littering the grounds.
- Implementing a weekly/bi-weekly lawn care routine and perform cutting of the lawn, edging, weeding and sprucing up areas of pine straw/mulch as needed
- Replace light bulbs in common area as needed
- Turn apartment homes with high standards for smooth move ins for new residents
- Replace air filters as scheduled for all occupied apartments
- Cleaning of all Amenities, hose down area, pick-up trash, straighten chairs, etc.
- Perform light painting duties as directed
- Repair faulty equipment units and damaged structures.
- Develop/implement and execute preventative maintenance procedures.
- Manage HVAC, plumbing and electrical systems to guarantee functionality.
- Plan, schedule and perform all repairs in a timely and professional manner.
- Conduct periodic quality checks on equipment and systems to ensure everything is up to standard.
- Perform general maintenance tasks including but not limited to; grounds cleaning/landscaping, painting, and carpentry.
- Help develop and implement the budget for the maintenance department.
- Maintain the inventory records for equipment and supplies.
Maintenance Technician Requirements:
- High school diploma or equivalent qualification.
- HVAC and CPO certifications are preferred.
- A minimum of 1 year experience in a similar role.
- Advanced understanding of general maintenance procedures and techniques.
- Physically capable and available to work overtime including weekends, public holidays, and evenings.
- Effective problem-solving abilities.
- Excellent written and verbal communication skills.
- Must be well- organized and have the ability to prioritize tasks.
- Must represent the community with a professional appearance.

Job Type: Full-time
Pay: $18.00 - $25.00 per hour
