About the Position:
The Facilities Manager will have oversight and management responsibility for the maintenance of all buildings, properties, and equipment at all Wilmington, Delaware operations to ensure that interruptions to operations are minimized and employee safety is maximized. This position also provides assistance and support with other operational activities as needed.
Key Functions & Responsibilities:
• Oversee and manage maintenance activities at all buildings including plumbing, electrical, heating/cooling systems, and general carpentry, and all land lots, overhead doors, fencing, etc.
• Manage union maintenance employees and outside contractors.
• Coordinate with Security staff on projects related to facility security services/procedures. Respond timely to all security alarm calls.
• Proactively identify areas and equipment that need maintenance and repair.
• Provide and manage facility project schedules, progress reports, and work completion reports, appropriately prioritizing work requests received.
• Coordinate and oversee pest control services.
• Complete special projects as directed.
• Perform routine housekeeping duties as needed.
• Maintain a neat and clean work environment.
• Perform the duties of the position in accordance with established safety/security guidelines to ensure OSHA compliance and promote a safe work environment.
• Ensure compliance with permitting and other Federal, State and/or Local regulations.
• Assist with operational activities as needed.
Qualifications:
• HS Diploma or equivalent. Trade school education and/or training preferred.
• Minimum 5-10 years maintenance experience required, with at least 3-5 years in a supervisory role. Prior experience supervising union personnel preferred.
• Must have knowledge and experience with electrical, plumbing, carpentry, HVAC and material handling equipment.
• Strong analytical, problem-solving, organizational and interpersonal skills, including attention to detail.
• Demonstrated strength in leadership, judgment, supporting and enforcing safe work practices, and customer service.
• Excellent time management skills with a proven track record for meeting deadlines.
• Demonstrated ability to prioritize tasks as needed and work with minimal supervision.
• Experience with job costing preferred.
• Strong verbal and written communication skills.
• Proficient in Microsoft Office.
• Strong basic math skills.
• Ability to work outdoors for extended periods of time.
• Ability to sit/stand/walk for extended periods of time.
• Ability to lift/carry up to 50 lbs. required.
• Ability to work well and interact with visitors, suppliers/vendors, staff in the same department and staff from other departments.
• Must have a valid Driver’s License and transportation.
• Must be able to work flexible schedules with the ability to work extended hours including weekends, holidays, evenings, and/or overnight shifts as required.
• Ability to travel to other Company operations when needed.
• Must have a Transportation Workers Identification Credential (TWIC) card or meet the eligibility requirements to obtain one, required.
