What are the responsibilities and job description for the Post Closing Specialist position at Epic Mortgage?
Overview of the Role:
The Shipping Coordinator oversees the Wire Approval & Ordering Process Post Closing Process by collecting all necessary documents required in order to approve funding for closing of mortgage loans, and clearing all conditions in order for the loan to be purchased while also overseeing any conditions that may arise after closing. This role also oversees any “post post” closing conditions which may arise due to a QC Audit from the Loan Purchaser including the upload of files to audit and then clearing the conditions after the audit in order to make the loans compliant. This role requires an immense level of detail and oversight and is an important part of the Loan Closing Process at Epic Mortgage.
Primary Duties
- Documentation Collection in order to order funding wires for loans closing
- Document uploading into appropriate portal (based on final investor)
- Final Wire Approval in order to finalize a loan closing
- Collecting the Closing Package post Closing
- Check for Conditions from the Investor to see if anything additional outside the closing package is needed
- Complete MERS Registration on MERS Website
- Ship Closing Package & All Documents Required Virtually to the Investor ideally within 24 Hours of Closing including:
- Closing Package from Customer Folder (all docs signed at closing including seller CD, Proof of Funds, Deed)
- Verbal Verification of Employment (VOE’s) from Customer Folder
- MERS Registration
- Fannie/Freddie UCD’s from LendingPad
- Initial Closing Disclosure from LendingPad
- Additional LE’s / COC’s from LendingPad
- MISC Conditions from Investor (per file)
- Reviewing Conditions - Investor follow up approx. 48 hours post close to check on any Conditions
- Time is of the Essence - All Conditions Reviewed within 24 hours of Receiving Notice from Investor of Purchase Suspense (conditions that are required in order for the loan to be purchased)
- Requesting final title policies and uploading/mailing to appropriate email/address and uploading in LOS Software
- Reports - Run reports in LendingPad regularly (these will be on as needed basis)
- QC - Broker & Non Del - Oversight of Post Closing Audits in the event a file is pulled from QC by the Investor (these are random and could be months after closing) – Work with appropriate Parties to clear the audit conditions – Follow up every other day minimum to ensure all items are delivered to appropriate parties & the audit conditions are clear. Non Del Loans must be submitted to Meta Source by the 5th of each month, with corrections completed within 72 hours of results sent back from Metasource. Broker Loan QC Checklists must be done by the 5th of each month.
