The primary purpose of this position is to oversee and manage the operations of an ERS housing community in accordance with HUD and tax credit regulations ensuring that services and facilities are maintained in accordance with ERS’s standards and that resident satisfaction remains at or exceeds ERS’s expected levels.
Minimum Qualifications:
Two years prior experience in a similar position required.
Knowledge of HUD and tax credit regulations preferred.
Able and willing to work flexible hours
Be supportive of team and process base organizational culture.
Able to read, write, and communicate effectively in the English language.
Able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the essential functions of the position can be fully met.
Able to relate to and work with the elderly, emotionally upset, and at times, hostile people within the community.
Able and willing to work independently with flexibility and integrity, as well as effectively and harmoniously with team members, residents, family members, volunteers, government agencies/personnel, and the general public.
Must be fully up-to-date with required vaccinations.
As a Community Manager you can expect to:
Markets the community in our target area; maintains census and waitlist to ensure occupancy levels are maintained at budgeted levels. Manages the waitlist, to include processing applications and giving tours.
Keeps informed and updated on all HUD, HOME, 811 and tax credit regulations and policies.
Ensures that all residents comply with the lease, house rules, pet rules and all other policies of the community in accordance with HUD/Tax Credit.
Ensures all recertification papers are signed and sent out as mandated by HUD/LIHTC regulations. Verifies receipt of needed information prior to each resident’s recertification date.
Completes HAP vouchers and submits to TRACS.
Assists in developing the annual budget for the community and ensures that operations are maintained within the annual budget.
Ensures that monthly rent statements and other accounts receivables notifications are printed, verified, and distributed on a monthly basis as needed. Ensures the rent is collected, information is put into OneSite and the payments are deposited in the bank in a timely manner.
Approves accounts payable in a timely manner so that vendors are paid by the due dates.
Conducts regularly scheduled Community Meetings and supports Resident Council, if applicable. Ensures the creation of the monthly activity calendar and assists with activities as requested/needed.
Supports a wellness environment in the community through a Wellness Committee.
Develops and maintains relationships with local government officials and community groups.
