Role Summary
Responsible for the effective day to day management of assigned properties. Maintain physical asset, provide efficient, cost effective operation of the properties. Effectively partner with our customers, making yourself available for feedback and new ideas to ensure the stable operation of the property while maximizing its value. Always represent EQ Office and its investors in a professional manner in all dealings with customers, brokers and vendors.
This role reports to the General Manager and is based in the office, 5 days a week.

Essential Job Functions
CUSTOMER EXPERIENCE
- Understand the unique needs of building customers and respond to customer complaints and inquiries, which cannot be dispatched to Engineering, Janitorial, or Security. Escalate unresolved customer complaints to GM for intervention.
- Maintain day-to-day relationships with customer contacts, while developing an understanding of customer needs by meeting formally or informally on a regular basis.
- Utilize CRM tool to collect information on customer activities and business function and have ability to analyze data to provide useful insight on customer patterns.
- Escalate accounts receivable issues to General Manager as appropriate and direct legal efforts on collections.
- Inspect buildings regularly to ensure efficiency and effectiveness of building personnel, equipment and operations.
OPERATIONS
- Responsible for day-to-day oversight of property team.
- Manage day-to-day relationships with property vendors to meet customer expectations
- Assist in establishing contract specifications, solicitation and evaluation of service proposals, and issuance of new service contracts utilizing company contract documents.
- Understand annual marketing plan for the building, assist with space showings, and inquiries from prospective tenants for information on the property. Ensure that vacant space preparation for marketing purposes is completed in a timely manner.
- Provide support to Asset Management in the leasing, acquisition and disposition process.
- Work in partnership with leasing and property teams.
- Prepare property-level legal agreements (e.g., storage, rooftop, special events, parking, etc.).
- Design and implement property security and emergency plans, including building
security/access procedures, after hours emergency response - Other duties as assigned
FINANCIAL
- Ensure that property team manages accounts receivable issues as appropriate and direct legal efforts on collections. Provide hands-on support for accounts receivable issues as needed.
- Prepare monthly variance report comments and forecast as necessary.
- Conduct monthly review of property performance with property team, ensuring that all project expenses are appropriate and approved. Report issues with property performance to General Manager or Regional leadership. Develop and implement plans to address property performance issues.
- Provide leadership, guidance and training to the property teams in the preparation of the Annual Budget and Business Plans. Provide additional hands-on support, as needed. Conduct review and critique during the Annual Budget process and report issues to General Manager or VP-Operations as needed. Work with Regional Finance to ensure budgets are complete on-time and are approved by Regional management.
LEADERSHIP
- Promote active collaboration among property support teams (i.e. Accounting, Customer Service, Administrative, Leasing, Engineering, Construction, HR and IT)
- Plan for and implement the staffing of acquisition and disposition properties.
- Provide leadership for formal account and construction management program.
- Assist Regional Leadership in developing a customer outreach and retention program for managed properties.
- Lead and coordinate inspections of assigned buildings on a scheduled basis to ensure effectiveness of building personnel, efficiency of building vendors and consistent building operations.
- Create and implement staffing and development programs to meet ongoing operational requirements of property.
- Regularly conduct performance reviews and provide training and guidance as necessary.
- Implement corporate and regional policies, procedures and operating goals at assigned properties.
- Oversee the recruiting and hiring of all property operations personnel with Regional Director.
- Implement regular, ongoing meetings with property operations personnel in order to ensure smooth operation of assigned properties.
- Implement regular, ongoing meetings between property operations personnel and leasing representatives to ensure highest level of communication.
- Coach, mentor, and develop staff, including overseeing new employee onboarding and providing career development planning and opportunities.
- Participate in community outreach.

QUALIFICATIONS
- College degree in business administration, real estate, finance or related field preferred
- 5-7 years equivalent experience in property operations in a large class A commercial office; either campus-style or high-rise
- Customer focused experience in property operations with the ability to multi-task and prioritize
- Previous P&L responsibility and budgetary experience.
- Previous experience building, coaching and leading a team of employees and external vendor partners. leadership to all property personnel.
- Demonstrated proficiency in Microsoft Office software.
- On occasion, ability to perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings.
- Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters.

Benefits & Compensation
Benefits: The Company provides a comprehensive benefits package including insurance, paid holidays and paid time off (PTO).
Base Salary Range: $150,000-165,000. This represents the presently-anticipated low and high end of the Company’s base salary range for this position. Actual base salary range may vary based on various factors, including but not limited to location and experience.
The additional total direct compensation and benefits described above are subject to the terms and conditions of any governing plans, policies, practices, agreements, or other materials or documents as in effect from time to time, including but not limited to terms and conditions regarding eligibility.
