The Junior Building Engineer reports to the HVAC Supervisor. Responsible for assisting the team in the efficient, operation and maintenance of related building systems and building repairs. Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. Assists in monitoring building automation systems (BMS) HVAC operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical and HVAC.
Requirements
This position is responsible for:
- Operate and perform full preventive maintenance on building equipment
- Perform miscellaneous repairs on various electrical, plumbing and HVAC equipment
- Respond to building emergencies as needed
- Respond to tenant service requests and work orders through YARDI
- Interact with vendors and contractors in a professional manner
- Tour mechanical areas to evaluate equipment operation and parameters on a regular basis
- Respond to HVAC service calls as required
- Check buildings regularly to maintain proper building temperature for tenant areas
- Assist in maintaining good housekeeping
- Replace lamps and ballasts as needed
- Check all exterior lighting for proper operation and responsible for operational scheduling.
- Perform general structural and landscaping inspection
- Repair and/or install latch sets and miscellaneous door hardware
- Coordinate with the HVAC Supervisor in the operation of the mechanical, electrical, and plumbing systems
- Help maintain a preventive maintenance program in accordance with Ethan Conrad Properties guidelines to minimize equipment failure and maximize equipment efficiency
- Perform miscellaneous duties as requested
- Member of the Emergency Response Team
- Member of the Energy Team
Knowledge, Skills and Abilities:
- HVAC building code knowledge
- 3 years of experience as an HVAC Building Engineer
- Good math and troubleshooting skills
- Strong written and verbal skills
- Self-motivated, confident, and organized
- Excellent work ethic, work habits (on time), integrity and honesty
- Ability to interact with client and client employees, senior management, staff, and vendors as a service professional at all times
- General repair, electrical troubleshooting skills
- HVAC and Refrigeration, electrical, plumbing, life safety and BMS energy management systems
Minimum:
- High School and/or Technical Trade school and/or Union Apprenticeship or comparable experience
- EPA Certification
- Minimum 3 years’ experience in commercial office buildings or similar operations
