Summary/Objective

 

The MEP Project Manager is responsible for end-to-end project management of MEP trades including bidding, subcontractor selection, management, contract administration, testing, and closeout. This includes management and coordination of all mechanical, electrical, plumbing, and fire protection resources and stakeholders throughout the duration of the project. Project manager will be responsible for subcontract administration through the project life cycle including contract changes, schedule adherence, work performance, quality, testing, final documentation (ETOP), punch listing, and contract closeout. This position will be assigned to/work from Evans' jobsites.

 

Duties and Responsibilities

  • Must have documented Life Science ground-up GC or Specialty Contractor experience.
  • Responsible for development and review of MEP bid tabs as well as technical scope of work in contract
  • Responsible for interviewing and selecting subcontractors for each project.
  • Responsible for day-to-day management of MEP subcontractors
  • Responsible for reviewing and approval of MEP change orders.
  • Responsible for site walks to ensure work is progressing according to schedule, including schedule updates.
  • Responsible for direct communication with BIM/VDC personnel and superintendent to ensure coordination is on track with schedule.
  • Responsible for the review all MEP submittals
  • Responsible for obtaining all documentation from inspections and testing (varies on size of job)
  • Responsible for overseeing the MEP & FP contractor as well as the Commissioning agent.
  • Responsible for coordinating and working with any Owner third-party MEP contractors or testing agencies.
  • Responsible for obtaining all mechanical close out documentation; as builts, attic stock and O&Ms
  • Coordinate multi-trade portions of the project; example - curtain wall with security, electrical and door hardware.
  • Development and organization of submittal process prioritizing long lead equipment and items.
  • Responsible for development and management of equipment delivery, inspection, installation, and startup logs/checklists.
  • Attend weekly owner meetings, subcontractor meetings, coordination meeting and field meetings.
  • Obtain approval/sign off from any and all AHJs
  • Develop work lists, and complete MEP punch list.
  • Work with all public utility companies to ensure project requirements are met including temporary electrical, steam, and natural gas
  • Coordinate and direct all parties, as needed, to successfully complete life safety inspections.
  • Coordinate multidiscipline design and equipment details related to mechanical, electrical, plumbing, and fire protection scopes.

 

Qualifications/Requirements

  • Bachelor of Science (technical/engineering degree) Mechanical, HVAC, Plumbing, Electrical or Fire protection
  • Minimum 10 years of experience with Mechanical, Electrical, Plumbing and Fire Protection Systems
  • Minimum of 5 years of project management experience
  • Strong computer skills are required i.e. MS Excel, Word, Outlook
  • Ability to read and comprehend drawings, specifications, P&IDs, AFS, Online Diagrams.
  • Complete understanding of BIM/VDC coordination including various hit detection programs
  • Knowledge of Local, City, and State building codes for the location of the project
  • Knowledge of ASHRAE, NEC, NFPA, and LEED requirements
  • Extensive knowledge of testing and balancing and commissioning practices
  • Detail-oriented self-motivated manager able to make decisions quickly with a high level of accuracy.
  • Able to communicate to all levels and backgrounds.
  • Ability to build and maintain strong working relationships
  • Self-starter with a high degree of personal responsibility and integrity
  • Must be able to work in a field construction environment which includes walking in rough terrain 
  • Ability to work in adverse weather conditions
  • Travel long distances, depending on assigned project(s) location
  • Ability to work more than 40 hours a week and weekend assignments
