What You’ll Do
- Tenant Relationships and Communication: Serve as the primary point of contact for tenants and owners providing updates, addressing concerns, and ensuring satisfaction and retention.
- Accounting: Rent collection, tenant charges, notices, utility management.
- Administration: Tenant applications, agreements, lease renewals, move-ins, move-outs, reports, and analysis.
- Maintenance: Receive and troubleshoot work orders, schedule, and dispatch vendors, communicate with tenants and owners, invoicing and billing.
- Compliance and Risk Management: Stay informed of landlord-tenant laws and industry regulations, ensuring properties are managed with the highest ethical and legal standards.
- Process Management: You’ll deliver the “Evergreen Experience” every time by designing, implementing, and monitoring company processes. If you nerd out over processes and making data-driven decisions, you’ve found your team!

- A proven property manager with experience in local, residential property management operations.
- Strong knowledge of local landlord-tenant laws.

Role Requirements
- At least 2 years experience as a property manager in Oregon.
- Experience with Appfolio and Google Workspace.
- Must have a valid driver’s license and a good driving record to travel between properties and perform company errands.
- Complete a required comprehensive background check, including criminal history, employment verification, reference checks, and drug screening.
- Ability to participate in after-hours maintenance on-call rotation.
- Ability to work Monday-Friday 8:30 am-5:00 pm in Troutdale, OR office.
- PLUS: Experience with ShowMojo.
- PLUS: Oregon Property Manager’s license and/or professional designations such as NARPM’s RMP or MPM. If a team member is interested in obtaining their PM license, Evergreen will provide reimbursement once the license is obtained. Support will also be provided to achieve NARPM professional designation.
Physical Demands
- Ability to remain seated or standing at a desk and work on a computer for extended periods.
- Comfortable with repetitive motions such as typing and using a mouse or trackpad.
- Good vision for reading and working on computer screens (with or without corrective lenses).
- Ability to occasionally lift or carry light objects (e.g., laptops, office supplies, or small packages) up to 20 pounds.
- Occasional standing, walking, or bending as needed to retrieve supplies or attend meetings.
- Awareness of maintaining ergonomic posture and workspace setup to prevent strain.
